Morgan, <br />and unanimously approved. <br />3) Sparky Plaza, north side of Brookpark Road Ext adjacent to Hills <br />Department Store. <br />Proposal to construct retail building. <br />Heard by the Board of Zoning Appeals February 1, 1989. <br />Heard by Architectural Board of Review March 22, 1989. <br />Mr. T. DiBenedetto, owner, and Mr. Risar, engineer, presented plans and <br />advised that the recommendations of the Architectural Board of Review <br />will be included: a 6 foot board on board fence will be placed on the <br />rear property line; four Bradford pear trees will be added in the tree <br />lawn; the cotoneaster will be replaced with blue chip juniper on the <br />western planting area; and the viburnum will be replaced with dwarf <br />burning bush. Mr. Wendell, the forester, pointed out that there are some <br />small maple trees in the northwest,corner of the property which can be <br />saved. He will meet with the_developer on the property to discuss this. <br />The Safety Department report recommended that the second handicapped <br />parking space and ramp be relocated to the west end of the building. The <br />developer agreed. T. Morgan moved to approve the Sparky Plaza, north side <br />of Brookpark Road Extension with the changes incorporating a second handi- <br />capped spot located on the western side of the building and the ramp <br />adjacent to it, and including the recommendations of the Architectural ? <br />Board of Review and the comments of the forester, seconded by J. Thomas, <br />and unanimously approved. <br />IV. NE14 DEVELOPMENTS AND SUBDIVISIONS: <br />1) Owsiak and Williamson Assembly Plat <br />The proposal is to combine permanent parcel nos. 237-12-28 and 237-12-29, <br />located on the south side of Virginia Ave., into one (1) parcel.. The <br />zoning is "C" Residence, Single, and the proposal conforms to the Zoning <br />Code. <br />Mr. Owsiak and N1s.Williamson presented the plat combining two parcels into <br />c,ne and explained that they were requesting a variance from the Board of <br />Zoning Appeals in order to put an addition onto their house. The Commission <br />questioned what would happen if they did not get the variance for the <br />addition since the lots would already be.assembled. Mr. Cesen explained <br />that if they did not get the variance, the assembly plat would not have <br />to be filed. B. Gorris moved to approve the proposed combination of <br />permanent parcel numbers 237-12-28 and 237-12-29 located on the south side <br />of Virginia Avenue into one parcel, seconded by E. Traczyk, and unanimously <br />approved. <br />2) Bentley-Coe Associates Assembly Plat <br />The proposal is to combine permanent parcel nos. 237-4-6, 237-4-8, 237-4-9, <br />and 237-4-11, into one (1) parcel, located on the south side of Lorain Road <br />between Coe Avenue and Bentley Drive, and the site of the Bentley Coe Plaza, <br />approved by Planning Commission on January 24, 1989. Zoning for the entire <br />site is Retail Business, General and the proposed lot conforms to the <br />Zoning Code. .
