At this point they have received <br />permission from Building Commissioner Conway to tear out the firs_t two ' <br />store fronts and board them up, and are now requesting that the Commis- <br />sion give Mr. Conway permission to issue the permit for these two units <br />with the provision that they not stain or paint until after all approvals <br />have been received. He explained that these two businesses had planned <br />to be open by May lst. He further advised that many internal improve- <br />ments had been made in the building in order to bring it up to code. <br />In reference to Assistant Law Director Dubelko's questions, Mr. Porter <br />advised that the doors and windows might not be in exactly the same place <br />and might have to be slightly re-aligned, and that the new single doors <br />with side lights.will be installed in place of tlie old aluminium frame <br />double doors. Mr. Dubelko advised that this decision would be up to the <br />Building Commissioner, however, the Commission could make a recommendaT <br />tion to him: Mr. Teramano, a adjacent neighbor, is concerned that this <br />might increase traffic in and out of the rear parking area and maintains <br />that there is a blind spot when entering or existing the parking area. <br />Mr. Thomas suggested that perhaps a wide angle mirror might alleviate <br />this situation and requested that Mr. Gesen check into the situation. <br />Mr. Porter advised that 13 additional parking spaces had been leased <br />in the rear of their parking area also. Mr. Teramano would also like <br />some landscaping between his property and the adjacent parking lot. <br />R. Bowen moved to refer the renovation to the Bucknell Building at <br />27709 Lorain Road to the Architectural Board of Review to review the <br />planned renovation, to tlieSafety Department to review any ideas re- <br />garding the traffic flow, and to recommend to Building Commissioner <br />Conway that he issue the permit to replace the windows and doors on the <br />first two units of the building, seconded by T. Morgan, and unanimously <br />approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Arthur A. Ally Subdivision and Assembly Plat <br />The proposal is to subdivide and re-align permanent parcel nos. 237-19-12, <br />237-19-13, and 237-19-17 located at the northeast corner area of Columbia <br />and Mastick Roads, into four (4) sublots. Zoning of all proposed sublots <br />is A-Residence, Single, and sublots "A", "B", and "C" conforms to the <br />Zoning Code; however, sublot "D" does not conform to the Zoning Code <br />which requires a minimum lot depth of 135 feet. <br />Chairman Thomas read the request. In reference to the non-conforming <br />sublot, City Engineer Cesen explained that if the front of the lot <br />was considered to be Columbia Road the depth would be 125 feet, but if <br />riastick Road was considered the front the lot depth would be 130 feet. <br />Mr. Ally explained that the had previously subdivided this property and <br />then later had it reassembled into one parcel. Now that the codes have <br />been changed sublot "D" will require a variance for the depth. He further <br />explined that there is a house on sublot "D" which is a century home <br />and is to be renovated by Mr. Bowman who was present at the meeting. The <br />rear portion of this property has been sold to Mrs. Cleveland and is to <br />be assembled to her property (sublot "A"); sublots "B" and "C" are vacant <br />and will be developed. Councilman McKay, who lives on the adjacent pro- <br />perty, advised that if a non-conforming lot is created and these lots <br />are subdivided a house could be built within 5 feet of his property line. <br />After studying the proposal it was questioned if the width of sublots
