ARCHITECTURAL BOARD QF REVIEW <br />2) Therm-All inc., located on the south <br />Industrial Parkway. <br />Proposal to construct building. <br />Heard by Planning Commission October <br />OCTOBER 18, 1989 PAGE 2 <br />side of the North Olmsted <br />10, 1989. <br />Mre Neiden, the builder, presented revised landscape plans and explained <br />that the building would be a tilt-up concrete (16 foot panels in white) <br />in a fairly smooth painted finish and would be accented with blue and <br />gray. At.first Mr, Sohn and Mr. Gallagher were concerned about the <br />painted concrete, but Mrm Neiden assured them that this is a tyemic paint, <br />applied in a 2 part system and was designed specifically for concrete. He <br />further stated that this system has been used extensively in the Dayton <br />and Cincinnati area and there has been no spaulding on these buildings <br />for the past 30 to 35 years. The white paint is Sherwin Williams #40-26, <br />the blue is BM-3231 and the gray BP4-4028. Windows will be bronze frames <br />with clear glass and they will be using a silver gray mini blind. The <br />mechanical units will be behind the parapet and signage will be on the <br />screen wall which conceals the loading dock and a small dumpster. There <br />is no. ground sign planned, there will only be one directional sign. Mr. <br />Conway stated that he could check the size for conformance to code when <br />dimensions are provided, but it would appear to conform. There will be <br />250 watt high pressure sodium wall packs and ground lights. Mr. Sohn and <br />Mr. Gallagher agree that the sodium lights would make the building look <br />yellow and prefer that they use a metal hallite. A1r. Zergott would like <br />to review the landscaping plan in more depth since he will have some <br />changesa He will "return.it to the Building Department on Friday. rir. . <br />ideiden agreed that they would'..accept the changes. T. Gallagher moved to <br />approve the plans for Therm-All as presented with the suggestion that all <br />the lighting be metal hallite, not high pressure sodium, that the concept <br />of the sign is approved with the provision that it meets all codes, and <br />that the changes to the landscape plan will be presented later, seconded <br />by B. Zergott, and unanimously approved. <br />3)_ Chester's Restaurant (Biskind Development Company), Great Northern <br />Corporate Center, Country Club Blvd. <br />Proposal to construct restaurant <br />Heard by Planning Commission October 10, 1989. <br />M. Mize, Biskind Development Company, and Mr. Koury, owner, presented <br />pictures of the existing restaurant and explained that the brick (Cushawa <br />Rose Red) on the restaur-ant will be compatible with the brick on the <br />Pierre Radisson Inn and the stucco panels and the bronze windows and <br />frames will match the colors on the Corporate Center, There will be a <br />tile accent band (Impo Cobalt blue) and the awning will be a similar blue. <br />The landscaping plan is also similar to what is existing at the Corporate <br />Center, and the only suggestion that Mr. Zergott made was to replace the <br />pin oaks (which grow down) in the parking area to either a locust, <br />October Glory or Red Sunset maples. B. Zergott moved to accept the plans <br />for Chester's Restaurant as presented with the suggestions made for the <br />landscape plan, seconded by M. Case, and unanimously approved. <br />4) Davis Animal Hospital, property located between 30728 and 30810 Lorain Rd. <br />Proposal to construct building. <br />Heard by Planning Commission October 10, 1989.
