BOARD UF BUILDING COllE APPEALS JUNE 14, 1989 PAGE 2 B. Schulz moved to nominate D. Spoerke as Secretary, seconded by J. Kazak. J. Konold moved that the nominations be closed, seconded by R. Burk. Mr. Spoerke was elected secretary unanimously. Discussion of the adoption and modification of the 1989 C.A.B.O One and Two Family Dwelling Code. Mr. Kazak turned the meeting over to Chairman Burko The member.s had received the codes previously and as.a result of their dis- cussion with the Building Commissioner the following changes were suggested. Section R109.3 Delete entiresection, expiration dates are in fee schedules. Section P.110 Amend to give the Building Commissioner the authority to require that drawings be verified by a registered architect or engineer as to code compliance. Section R116 Add section to.read."Cellar'and basement occupancy. No room or space in any ce"llar shall be used tor sleeping purposes. No room in any basement shall be occupied as a habitable room if a finished floor at a required window is more than 3 foot 6 inches below the finished grade at the window. A recreation room in a cellar shall not be con- sidered as a habitable room. Section R204 Section to be rewritten to include "minimum size of bedrooms should be a minimum of 10 feet or 100 square feet. Delete "Every kitchen shall have not less than 50 sq_uare feet of floor area and in the next sentence delete the words "every kitchen". Include new sentence "D.ining area or dinette of not less than 8 feet in any horizontal dimension. Section R209.2 Delete."....by means of 1/2 inch gypsum board or equivalent" and rewrite to require fire rated drywall (either .1/2 or 5/8 inch). Section R209.3 Add new sentence: ?.!?Where the entrance to the structure is below the garage floor a 4 inch curb shall be provided to prevent flow of liquid to the dwelling," Section 209A Add complete section for detached garages to read as follows: "Detached garages: (a) Height: No detached garage shall be in excess of 15 feet in.height to tne peak of the gablee (b) Masonry Construction: Masonry detached garages shall have foundation and wall requirements the same as set forth for one-story dwellings in Chapters'65, 67, and 69, (c) Wood Frame Construction: A one story garage, more than 10 feet from a dwelling, built of wood frame construction, shall comply with the construction requirements for one-story dwellings with the following exceptions:
