BOARD UF BUILDING COllE APPEALS JUNE 14, 1989 PAGE 2 <br />B. Schulz moved to nominate D. Spoerke as Secretary, seconded by J. Kazak. <br />J. Konold moved that the nominations be closed, seconded by R. Burk. <br />Mr. Spoerke was elected secretary unanimously. <br />Discussion of the adoption and modification of the 1989 C.A.B.O One and Two <br />Family Dwelling Code. <br />Mr. Kazak turned the meeting over to Chairman Burko <br />The member.s had received the codes previously and as.a result of their dis- <br />cussion with the Building Commissioner the following changes were suggested. <br />Section R109.3 Delete entiresection, expiration dates are in fee schedules. <br />Section P.110 Amend to give the Building Commissioner the authority to <br />require that drawings be verified by a registered architect <br />or engineer as to code compliance. <br />Section R116 Add section to.read."Cellar'and basement occupancy. No <br />room or space in any ce"llar shall be used tor sleeping <br />purposes. No room in any basement shall be occupied as a <br />habitable room if a finished floor at a required window is <br />more than 3 foot 6 inches below the finished grade at the <br />window. A recreation room in a cellar shall not be con- <br />sidered as a habitable room. <br />Section R204 Section to be rewritten to include "minimum size of bedrooms <br />should be a minimum of 10 feet or 100 square feet. <br />Delete "Every kitchen shall have not less than 50 sq_uare <br />feet of floor area and in the next sentence delete the <br />words "every kitchen". <br />Include new sentence "D.ining area or dinette of not less <br />than 8 feet in any horizontal dimension. <br />Section R209.2 Delete."....by means of 1/2 inch gypsum board or equivalent" <br />and rewrite to require fire rated drywall (either .1/2 or 5/8 <br />inch). <br />Section R209.3 Add new sentence: ?.!?Where the entrance to the structure is <br />below the garage floor a 4 inch curb shall be provided to <br />prevent flow of liquid to the dwelling," <br />Section 209A Add complete section for detached garages to read as follows: <br />"Detached garages: <br />(a) Height: No detached garage shall be in excess of <br />15 feet in.height to tne peak of the gablee <br />(b) Masonry Construction: Masonry detached garages <br />shall have foundation and wall requirements the <br />same as set forth for one-story dwellings in <br />Chapters'65, 67, and 69, <br />(c) Wood Frame Construction: A one story garage, more <br />than 10 feet from a dwelling, built of wood frame <br />construction, shall comply with the construction <br />requirements for one-story dwellings with the <br />following exceptions:
