Bugala moved to continue the DiBenedetto <br />proposal until the next meeting, seconded by B. Grace, and unanimously <br />approved. Mr. Geiger, attorney, approached the Board at this time and <br />requested that the Board clarify their objections. Members advised that <br />the building was too large for the property, and is too close to the adja- <br />cent residential property, and suggested that perhaps the front set back <br />could be reduced, the building be "L" shaped:.and made smaller. <br />8. Household Finance, 25343 Lorain Road, <br />Request for variance (1123.12). Request 54 square foot variance for total <br />sign area to install wall sign. Viclation of Ord. 87-93, Section 1163.06(d). <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Leech, Brilliant Eleetric Signs, who had been sworn in <br />previously. He explained that the 4 by 24 foot sign is to be put on the unit <br />with a 43 foot frontage. Building Commissioner Conway explained how the sign <br />area was figuredo It was suggested that they move the logo under the letters <br />thus reducing the sign to 19 feet by 4 feet. Mr. Conway calculated that they <br />would then require a 30 square foot variance. J. Helon moved to grant the <br />variance for Household Finance at 25343 Lorain Road, a 30 square foot variance <br />for total sign area to install a wall sign not to be any larger than 19 by 4 <br />feet, seconded by T. Restifo, and unanimously approved. <br />9. McDonald's Restaurant, 27322 Lorain Road <br />Request for variance (1123.12). Request variance to have 1 parking space less <br />than required. Violation of Ord. 87-93, Section 1161.05(r). Request variance <br />for flag pole to fly the McDonald's pennant; request variance for 3 additional <br />J ground signs; request variance to keep existing non-conforming pole sign which <br />encroacfi es into set back area (4 foot encroachment). Request 110.60 square <br />foot variance for total sign area. Violations of Ord. 87-93, Section 1163.06(b)4; <br />1163.06(b)2; 1163.06(f)4; and 1163.06(d). <br />Chai.rman Bugala called all interested parties before the Board, The oath was <br />administered to Mr. Glueck, representing McDonald's, who explained that this <br />was a different proposal from that for which a previous variance was granted. <br />He explained that the basement was to be eliminated and the building would be <br />moved forward. Board had no probtem with the request for 1 less parking <br />space. In reference to the signs it was explained that these are basically <br />the same type of signs as are on the property now. The ground signs are two <br />directions signs and the two menu boards (these are larger). During the dis- <br />cussion it was clarified that they would be using the existing pole sign and <br />would not be changing the faces. Law Director Gareau stated that no variance <br />would be required for that sign. Regarding the McDonald's pennant, Mr. Glueck <br />stated that normally they fly the American flag, the State flage and the <br />McDonald's logo at all their restaurants. The Board objects to flying the <br />P4cDonald's pennant and Mr. Glueck withdrew that request. Mr. Conway advised <br />that if the.pennant were removed the request for total sign area would be <br />reduced to 62.6 square feet. B. Grace moved to grant the variance for McDonald's <br />Restaurant, 27322 Lorain Road on the revised proposal to have 1 less parking <br />space than required; to grant the variance for 3 additional ground signs; to <br />grant the variance for 62.6 square feet for total sign area, seconded by J. <br />Helon, and unanimously approved. Variances granted.
