<br />BOARD OF ZONING APPEALS NOVEASBER 1, 1989 PAGE 2 <br />was not near a residential street. J. Helon moved to .grant the request for <br />a variance for 16 square feet for total sign area to install a ground sign; <br />and also to grant a 10 foot variance for area of sign (base exceeds 25% of <br />sign face), for Cliester's Restaurant, 25000 Country Club Boulevard, seconded <br />by R. Gomersall, and uananimously approved. Variance granted. <br />2. Paradise Honda, 25870 Lorain.Road ' <br />Request for variance (1123.12). Request 39.36 variance for front width of <br />lot in order to subdivide property in General Retail District. Violation of <br />Ord. 87-93, Section 1139.07 (referred by Planning Commission September 26, 1989)., <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered .to Mr. Mongello, architect, who explained that the Honda Motor <br />Car Company has required that the agency be on a separate parcel. There will <br />be a cross easement for.reciprocal parking. The lot being subdivided has <br />Iess than the required 150 foot frontage. Law Director Gareau stated.that in <br />this case they are making the lot bigger which would be desirable, but they <br />will not have the needed 39 feet. This portion was originally 3 lots. The <br />total area conforms to code. P-4r. Bugala stated that the existing building <br />would have to be moved in order to have a conforming lot. He further pointed <br />out.that the Planning Commission minutes stated that there would be no cars <br />displayed in the_front set back, and if he sees cars displayed there, he will - <br />? <br />have them cited. R. Gomersall moved to grant the request for a 39.36 vaxiance <br />for frorit width of lot in order to subdivide property in a General Retail <br />District for Paradise Honda, 25870 Lorain Road, seconded by J-. Helon, and <br />unanimously approved. Variance granted. <br />3. Home Centers, 24759 Lorain Road <br />Request for variance (1123.12). Request 91.5 square foot variance for total <br />sign area; 12 square foot variance for sign area cn ground sign (one side: <br />and variance for second ground sign on property. Violation of Ord. 87-93, <br />-Sections 1163.06(d); 1163.06-(f); and .1163.06(b)2. <br />Chairman Bugala called all interested parties before the Boar,d. The oath was -- <br />administered to Mr. Dragon and Mr. 0'.Conner, sign contractors, who advised <br />that the variance request is 91.5, not 95.5 as stated on the agenda and <br />also that they will-be removing the faces that they have in the shopping center <br />groimd s.ign so there would be 36 square feet less than asked for; consequently, <br />they would only need a 55 square foot variance and the ground sign variance <br />would,be reduced to 8 feet., Mr. Conway pointed out that there would still be <br />two ground signs on the property, that they were just removing their insert. <br />Mr. Dragon explained that Homes Centers is the largest tenant in.the center,= -- <br />that they are set back on the property, so they need additional identification. <br />•Mr. Bugala and Mro Gomersall are concerned about 2 ground signso Mr. Bugala <br />stated that he had no probelm finding Homes Centers and their signs were <br />visible. R.,Gomersall moved to grant the 55 square foot variance for total <br />sign area; 8 square foot variance for sign area on ground sign(one side); and <br />variance for second ground sign on property, for Home Centers at 24759 Lorain <br />Road, seconded by T. Restifo. Roll call on motion: Gomersall, Restifo, Helon, <br />and Bugala, No. Motion failed to pass. Variance denied. 4. The Ma.y. Company, 25801 Great Northern Piall <br />Request for variance (1123.12). Request 109.5 square foot variance for total ' <br />si:gn.area to:'install new wall signs, .?Iiolation-of Ord. 87-93, Section 1135.o6-(d).
