A
BOARD OF ZONING APPEALS
OCTOBER 4, 1989
PAGE 3
6. Biskind Development Co., Great Northern Corporate Center, 25000 Country Club
Request for variance (1123.12). Request variance to reduce width of employee
parking spaces by 6 inches. Violation of Ord. 87-93, Section 1161.04(a).
Chairman Bugala called all interested parties before the Board. The oath was
administered to Mr. Mize, Biskind Development Company, who stated that they
were requesting a variance to reduce the size of the employee parking spaces
from 9 feet wide to 8 feet 6 inches. He presented the Board with information
documenting that smaller spaces are becoming more common in view of today's
sma.ller cars. The Board had granted a similar request for their Technology
Park office complexa The members had no problem with this request. J. Helon
moved to grant the variance for Biskind Development Company, Great Northern
Corporate Center to reduce the width of employee parking spaces by 6 inches,
seconded by B. Grace, and unanimously approved. Variance granted.
7o Ames Department Store, 25999 Lorain Road
Request for variance (1123.12). Request 87.25 square foot variance for 1 side
of pole sign (47.25 square foot is the existing T. J. Maxx sign); request
variance for more than one pole sign on property; and request 58 square foot
variance for total sign area. Violation of Ord. 87-93, Section 1163.06-f(4),
1163.06-b(4), and 1163.06-d.
Chairman Bugala called all interested parties before the Board. The oath was
administered to Mr. Miller, sign contractor, who stated that Ames wanted to
use the existing pole to install their sign where the previous Zayre sign had
been. He pointed out that westbound drivers could not see the wall sign, and
also this pole contains the T.J. Maxx sign, but Ames cannot make them remove,
or reduce the size of their sign. Building Commissioner Conway explained
that only the wall signs were presented to the Planning Commission when the
; building renovations.were reviewed. He advised that with this signage they
? would be exceeding the total sign area permitted for their store by 58 square
feet. Mr. Bugala pointed out that this sign is 10 feet higher than the code
allows and would require a height variance as well (not requested on agenda).
After some discussion, Mre Miller agreed that they would reduce the height of
the sign to 25 feet to meet the codee R. Gomersall moved to grant the Ames
Department Store, 25999 Lorain Road, request for a 87.25 square foot variance
variance for 1 side of pole sign (47.25 square foot is the existing T. J. Maxx
sign); and to grant the variance for more than one sign on property and the
58 square foot variance for total sign area with the condition that the height
of the sign must not exceed 25 feet, seconded by J. Helon, and unanimously
approved. Variance granted.
8. Robert M. McGreal, 5378 Wellesley Avenue
Request for variance (1123.12). Request 3.5 foot side yard variance and .104
square foot variance for garage area in order to construct addition to attached
garage. Violation of Ord. 87-93, Section 1135.02(c)1.
- Chairman Bugala called all interested parties before the Board. The oath was
administered to Mr. and Mrs. McGreal and an adjacent property owner, F. McCrone,
who asked that this item be tabled until next month since he did not recieve
his notice until this past Monday. The notice was sent to an address which is
his rental property. Mr. McGreal explained the request to Mr. McCrone. He
needs additional garage area and the lot adjacent to side yard where this
variance is being requested is not buildable becaiise there is a ditch running
through it. Mr. McCrone thinks that the McGreals should purchase the lot or
