<br />BOARD OF ZONING APPEALS AUGUST 2, 1989 PAGE 4 <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. and Mrs. Anderson and Mr. Rankin, contractor, who explained <br />that they were asking for a 500 foot addition (16 by 31 feet) to be attached to <br />the existing 21 by 16 foot detached garage; the garage door will be 12 feet <br />high to accommodate a motor one which is 102 feet high. They stated that this <br />garage was only for the motor home, not for a business. Mr. Gomersall pointed <br />out that the lot was about 600 feet deep and the rear yard is 400 feet deep. <br />Mr. Rankin stated that at present the motor home is parked with a tarp over it <br />and that the neighbor on the south would only be able to see the front of the <br />garage. Mr. Bugala is not in favor of the request. T. Restifo moved to grant <br />the request of the Andersons at 4453 Porter Road for a 532 square foot variance <br />for garage area in order to construct addition to existing detached garage, <br />seconded by R. Gomersall. Roll call on motion: Restifo, Gomersall, and Helon, <br />yes. Bugala, no. Motion carried. Variance granted. <br />5. Supermarket of Shoes, 26245 Great Northern Shopping Center. <br />Request for variance (1123.12). Request 101.65 sq. ft, variance for sign area <br />for wall sign._ Violation of Ord. 87-93, Section. 1163.06(d). <br />Chariamn Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Light and r1r. Steen, both representing Supermarket of Shoes, <br />who explained that they need a variance to install a 3by 57 foot wall sign <br />because of the poor visibility from Lorain Road and the fact that they are only <br />about two stores away from Forest City who has an extremely large sign. Mr. <br />Light explained that the design of their logo is a lower more extended letter. <br />He further advised that.the U.S. Merchandise has.a 168square foot sign; JoAnn <br />Fabrics has a 138 square foot sign, and Rite Aid has a 153 square foot sign, <br />and he maintains that their sign will not look out of place. Mr. Bugala stated <br />he was not in favor of the variance and does not remember giving those other <br />stores variances. Mr. Gareau questioned why they would need a variance. <br />Mr. Conway stated that with...this size facility there is practically a one <br />to one ratio (1 square foot of signage per lineal foot of frontage), and to <br />follow code, they would only be allowed 70 square foot of signage. Mr. Helon <br />questioned why, if Rite Aid is over the square footage, they did not need a <br />variance. Mr. Conway stated that the permit was issued on how the signage <br />was figured in the past, and he has a differe.nt interpretation of what the <br />sign ordinance says. P4r. Gareau pointed out that there are no pole signs:_.in <br />the center and visibility is a consideration. J. Helon moved to grant for <br />Supermarket of Shoes at 26245 Great Northern 5hopping Center the request for a <br />101.65 square foot variance for sign area for a wall sign, seconded by R. <br />Gomersall, and unanimously approved. Variance granted. <br />6. Christine Kozora, 24195 Maple Ridge Road <br />Request for variance (1123.12). Request 2 foot side yard variance and 5.5 foot <br />total side yard variance to construct small addition. Violation of Ord. 87-93, <br />Section 1135.07. Also request special permit to add to a non-conforming.dwelling. <br />Special permit required Ord. 87-93, Section 1165.020 <br />Chairman Sugala called all interested parties before the Board. The oath was <br />administered to Pire and Mrs. Kozora. Members have no problem with this requeste <br />R. Gomersall moved to grant the request for a 2 foot side yard variance and a. <br />5.5 foot total side yard variance to construct a small addition and also a <br />special.permit to add to a non-conforming dwelling to Christine Kozora, 24195 <br />Maple Ridge Road, seconded by T. Restifo, and unanimously approved. Variances <br />and speeial permit granted.
