<br />BOARD OF ZONING APPEALS JULY 12, 1989 PAGE 4 <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Cohen, representing Bentley Coe, who explained that they <br />will not be installing a pole sign, they only want the two ground signs. <br />He further advised that during their approvals, they had agreed with the <br />Council's recommendation that no pole signs be installed, only the ground <br />signs. Members have no objection, but Mr. Gomersall cautioned him that they <br />cannot go over the total square footage allowed when installing their building <br />signs. Mr. Conway advised that the approval should stipulate that no pole sign <br />will be installed, because technically they could still install a pole sign. <br />B. Grace moved to grant a variance to install two ground signs on one property <br />with the stipulation that in the future no pole sign will be erected on this <br />property for Bentley Coe Plaza, 24131 to 24213 Lorain Road, seconded by T. <br />Restifo, and unanimously approved. Variance granted. <br />11. Sunnyside Dealership, 27000 Lorain Road <br />Request for variance (1123.12). Request 101 sq. ft, variance for area of one <br />side of pole signo Also request 17 foot height variance for signo Violation <br />of Ord. 87-93, Section 1163.06(f) 4 and (g). <br />Chairman Bugala called all interested. par.t.ies :before the Board, 'Tkte oath.;was <br />administered to Mr. Kalina, sign contractor, and K. Frye, representing <br />Sunnyside who explained that they have removed four of the signs which were on <br />the property when they took over the dealership and also the large letters that <br />were on both buildings. They will removing the remaining two pole signs in <br />order to install this one sign. Mr..Kalina pointed out that they do not need a <br />variance for total sign area, and if this variance is granted they would be <br />reducing about 155 square foot.of sign area on the dealership. The proposed <br />sign has a message center and was originally at their Middleburgh Heights <br />facility. Mr. KalinA presented rendering of the wall signs that they will be <br />installing in the future (no variances were required). Mr. Frye pointed out <br />that since they are removing the individual signs identifyirig the various makes <br />of cars, they need the message center to advertise each brand. Members are con- <br />concerned that all the dealerships along Lorain Road would want signs this large <br />and this h'i.gh; and that a sign,this high belongs on a freeway, not on Lorain <br />Road. Mr. Kalina suggested that the request be reduced to an 8 foot height <br />variance.and pointed out that the combined square footage of the pole signs on <br />the property would not equal the square footage of this sign, fle further stated <br />that they would be allowed one pole sign and one ground sign for each building. <br />Mr. Conway believed that this is all one property. Pir. Bugala also reminded <br />them that one of these pole signs had been under a variance to be moved and it <br />never was and this variance has expired. The Board suggested that the request <br />be tabled and a reduced variance be submitted. The developers agreed. R. <br />Bugala moved to table the request for variances for the Sunnyside Dealership, <br />27000 Lorain Road, seconded by B. Grace, and unanimously approved. Request <br />tabled. <br />12. L. and Z. Fields, 23836 Amesbury Dr. <br />Request for variance (1123.12). Request 3 inch to 14 inch variance for height <br />of fence (height varies). Violation of Ord. 87-93, Section 1135.02(h)-1. <br />(Building permit issued for conforming fence.). <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr, and Mrs. Fields who explained that their yard actually drops <br />down and Able Fence Company and told them that they could keep it even but there <br />would be gaps underneath it.
