install alucobond panels over the existing facilities in order to re-image
these facilities. He stated that this was about the same as alumirnnn siding.
They will be eliminating or blocking off the driveway next to the car wash
(driveway was for gas purchasers who were using the car wash) since it was
rarely used and because the alterations will cut down the size of the drive.
The:driveway will probably be blocked off with posts or fences. Columns are to
be installed above the building line on the car wash. Mr. Davis, representing
B.P., presented pictures and a rendering of the building. Building
Commissioner Conway confirmed that from his conversations with employees the
? drive was rarely used. The Sohio signs will eventually read B.P. T. Morgan
moved to forward this proposal for the B. P. Petroleum Company for the car
wash at 25410 Lorain Road and the gas station at 25410 Lorain Road to the
Architectural Board of Review with the request that they make recommendations
as to the best way to close off the driveway at the car wash. At this point =
Mr. Coyne ask if the Planning Commission could possibly consider the other two
stations in North Olmsted which will also be renovated with the panels, but
which will not be changed structurally, and that neither the height of the
canopy or the kiosk will be changed. Mr. Conway confirmed that ,these two
stations would be modified in the same way as this station was being done. Mr.
Coyne stated that they would submit plans for both these facilities. Mr.
Dubelko advised that the Commission move to amend the agenda to add these two
stations. Mr. Conway pointed out that these 2 sites are open and could be a
problem now that it is the windier time of the year. He requested that the
Commission approve these proposals pendi.ng the approval of the Architectural
Board so that it would not have to return to the Planning Conunission and could
go directly to the B.Z.D. Cotrnnittee. T. Morgan moved to amend the agenda by
adding to item 3, adding c) the B.P. Petroletun Gas Station at Lorain and
Clague, and d) the gas station at Stearns and Lorain to be covered in this
evenings agenda, seconded by R. Bowen, and imanimously approved. He then
repeated the origi.nal motion. T. Morgan moved to approve these proposals for
B. P. Petroleum to renovate the car wash building at 25410 Lorain Road, and
for the exterior renovations to the gas stations at Lorain and Great Northern
Boulevard, at Lorain and Clague Road, and at Lorain and Stearns Road pending
approval of the Architectural Review Board and that this proposal would not
have to return to the Commi.ssion, seconded by R. Bowen, and unanimously
approved.
4) Metro Lexus, 28450 Lorain Road
Proposal to expand previously approved addition to service department.
(Addition approved by Planning Commission September 11, 1990).
Mr. Stoyanov, developer, explained that their request is to change the
addition from approximately 1,700 square feet to 2,300 square feet; the
exterior would be identical to what was previously approved. The dtunpster is
located behind the service department and is enclosed with masonry walls. The
plans were shown to Mrs. Pinkston, a neighbor to the rear, who pointed out
that the dLUnpster was closer to the residences and would be open on the rear
facing the residents (it is enclosed on three sides with 6 foot masonry walls,
but not on the back). She is also concerned that they will continue to
construct additions. She was advised that they could as long as they comply
with all regulations. After some discussion, it was decided that instead of
installing gates on the dumpster, it could be turned about 90 degrees so the
north side would be screened and the open area could face east. Members
agreed that it would not be necessary to forward this to the Architectural ..
Board. Vice Chairman Betts questioned if Mr. Stoyanov was aware of the
3
