<br />Chairman Bugala called all interested pa.rties before the Board. The oath was <br />administered to Mr.'and Mrs. Skirpstas who explained that they wanted to put a 6 <br />foot fence on the lot where their house is located and the adjacent vacant lot <br />which they own. Building Commission Conway explained that they will be putting <br />it in line with their house which is in the front set back (if it were at the 50 <br />foot set back no variance would be needed for the portion of the fence on the <br />lot with the house. It was further clarified that the fence must be in line <br />with the house, not the stoop. B. Grace moved to grant the variance to install <br />a fence an a vacant lot and to grant the 3 foot 6 inch height variance for fence <br />in front setback (house has a non-conforming front setback), seconded by R. <br />Gomersall, and imanimously approved. Variance granted. <br />7. Eva ancl. George Madzsar, 24893 Florence Ave. <br />Request for variance (1123.12). Request 20 foot front setback variance to <br />construct and extend new r.oof of existing porch. Violation of Ord. 87-93, <br />Sectien 1135.06. <br />Chairman Bugala called all interested parties before the Board. The oath was <br />aclministered to Mr. Madzsar who explained that only about half of the porch was <br />covered with a roof now and he would like to build a roof over the entire porch. <br />The house has a non-conforming front set back. R. Gomersall moved to grant the <br />20 foot front setback variance to construct and extend a new roof of existing <br />porch for Eva and George Madzsar, 24893 FTorence Ave, seconded by J. Helon, and <br />unanimously approved. Variance granted: <br />8. Shore 6dest Apartments, property located south of Brookpark Road, west of Clague, <br />and adjacent to the rear groperty lines of lots on the north side of Ma.stick <br />Road. - <br />Request for variance (1123.12). Request variance to construct 3 story walk up <br />apartment building instead of 22 stories. Violation of Ord. 87-93, Section <br />1135.04-(a)3. Also request for ruling (1123.08). Request ruling if parking for <br />multifamily development is permitted on portion of property zoned for single <br />fami]_y. <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Bollinger, representing Shore West, Mr. Kaczmar, architect, <br />and neighbors, Mr._ and Mrs. Toyama, Mr. Muse, representing his brother, D. <br />Frindt, representing his parents, Mr. and Nlrs. Barlik, Mr. and Mrs. Lynn, and <br />Mr. Vannoy. Mr. Bugala explained the request to the neighbors and showed them <br />copies of the plan. Mr. Kaczmar explained tliat all of the structures will be <br />located within the 8.2 acres of land that is zoned Multi- family. The perir,ieter <br />on the south is zoned single family and all existing trees will remain. They <br />would like to use a small portion of the single family land (adjacent to the <br />Mastick Road Drive) for parking for 10 cars. Building Commissioner Conway <br />clarified that driveways to access the development are permitted in the Single <br />Family area. Mr. Bollinger explained that they could put a 2z story building on <br />the property, but it would require having the lower units would have half of a <br />story below ground and would create a security problem. The plan shown is 35 <br />feet high and conforms to code; but he is asking that the Board consider a 42 <br />foot height in order to install a steeper pitched roof in order to have higher <br />ceilings and cathedral ceilings on the top floor. Mr. Vannoy, who lives across <br />from the Clague Road drive, stated that he did traffic surveys for Community <br />Council and maintains that there is too much traffic on Clague Road at present, <br />and this would exacerbate traffic.
