? ---.t <br />proposal is the completion of the renovation program to Plaza North which had <br />previously been presented to the Comnission: the site improvements,' f <br />standardized store fronts, and signage plan. They plan to start construction ' <br />concurrently with the site improvements. He presented booklets showing details <br />of the various areas of the renovations. There will.be a green standing seam <br />metal roof (some of the existing roof will remain and merely be painted), a <br />new sign band, feature pediments for various units, some columns will be <br />enclosed in brick, some areas of the sidewalk will feature textured concrete, <br />and planters will 1e introduced to separate the side walk from the ring road. <br />He noted that some green awnings with signage are shown, these signs would be <br />translucent letters, however, these may be eliminated and these areas would be <br />beige. Mr. Orlowski questioned if all the coltunns could not be encased in <br />brick. Mr. Papandreas explained that this would not be practical since they <br />do obscure visibility slightly. He clarified for Mr. Skoulis that the exit <br />only drive adjacent to Chi Chi's was being eliminated because of the high <br />incidences of drivers entering this drive illegally. In order to control the <br />speed of the auter ring road, an additional 4 way stop .will be installed. Mr. <br />Thomas pointed out that the parking area on westernmost side of the center <br />(not shown an plan) is a traffic hazard with cars pulling out into the <br />driveway. Mr. Papandreas pointed out that there are tentative plans to build <br />out a store front in this area which would elimina.te any parking there, but <br />there is no tenant for this at present. He stated that they could eliminate <br />some parking i.n that area but advised that the adjacent property owner did <br />have certain easements giving them a part of the parking. He will present a <br />traffic count for this area at the next meeting. Mr. Thomas suggested <br />installing a stop sign where this drive enters the ring road. B. Gorris moved <br />to forward the Great. Northern Shopping Center Plaza North, Lorain and <br />Brookpark Road, proposal to renovate canopy to the Architectural Review Board <br />for their input, seconded by T. Morgan, and tmanimously approved. <br />3) Great Northern Mall, Brookpark Road and Great Northern Blvd. <br />Renovations to mall entries 1, 2, and 3. <br />Mr. Papandreas explained most of the renovations to the mall are for the <br />interior but the entry renovations reflect that design which was done by James <br />Ryan and Associates who is responsible for a nwnber of mall renovations, <br />throughout the country. These renovation will consist of replacing all the <br />existing ceilings, floors, adding skylights to open up the area giving an <br />lighter, more airy atmosphere and will be done in conjunction with store front <br />renovations which can be accomplished as some of the first leases end in 1992. <br />The existing heavy canopies on these three entries will be removed and new <br />mankato stone and glass entry concept will be installed with a soft, arched <br />parapet design and skylights; an additional stone treatment will be introduced <br />on the building adjacent to the entries to integrate this, treatment with the <br />existing building. The flooring will be ceramic tile patterns with a series of <br />baskets and flower planters. Although the entries are different the design <br />concept is the same. Additional planters will. be installed around the <br />perimeter. The existing field stone screen walls will be refinished in brick <br />to match the brick of the building so that they will blend in with the <br />building rather than stand out they way they do now. The drive in front of <br />the entries will curve out a bit in order to reduce the speed on the iruier <br />ring road. He advised that, tentatively, they intend to start these <br />renovations between June and August and will do the work in phases for at <br />least the next year. At this point, Mr. Papandreas cannot give a definite <br />4
