3) B.P. Oil Company, 29131 Lorain Road. <br />Exterior renovation to building and canopy. <br />Originally heard by Planning Commission November 13, 1990. <br />Continued by Architectural Board of Review November 21, 1990. <br />Mr. Kreibich and Mr. Wright, representing B.P., presented photographs, and <br />explained that this station and canopy will be similar to other B.P. stations <br />in the City. There will be signage on the facia of the station stating "BP <br />Shop". Landscaping will be the same as the other two stations. It was noted <br />that there are two dumpsters on the property, one of which is adjacent to the <br />residential property and not enclosed. N1r. Kriebich agreed to move it to the <br />rear of the building if possible and enclose it. This station has been painted <br />green, but has not been remodeled. It will be the standard green and silver. <br />Mr. Orlowski questioned if they could change the green since these colors stand <br />out so much. These are their corporate colors, and their stations are well <br />lighted for security. Building Comnissioner Conway will check if these signs <br />were granted variances by the Board of Zoning appeals, since one of the <br />stations was not allowed to ha.ve signs an the canopy. J. Thomas moved to refer <br />the exterior renovation of the B.P. Oil Company, 29231 Lorain Road to the <br />Architectural Board of Review with the notation that an additional dumpster <br />does exist behind the building and that the B.P. representative has agreed to <br />address that with an additional enclosure or to remove the dumpster from the <br />site, seconded by T. Morgan, and unanimously approved. After some <br />consideration Mr. Thomas moved to amend his motion so that if this proposal is <br />approved by the Architectural Board of Review and the trash enclosure is <br />addressed to their satisfaction then this proposal may be referred directly <br />B.Z.D. Committee of Council, seconded by T. Morgan, and unanimously approved. <br />1) Brooklor Center, 26075 Lorain Road. (Heard at this point) <br />Proposal to construct building adjacent to the existing Dr. Erwin Jay Buildingo <br />Withdrawn from Planning Couunission meeting of March 26, 1991. <br />Mr. Bedar, and Mr. Stark, representing Stark. Enterprises, and Iy1r. Kline, <br />architect, presented revised plans showing the new building which was relocated <br />as requested, the total renovation of the existing buildings, a revised site <br />plan which includes the access onto Brookpark Road, increased landscaping, and <br />new signs. Mr. Stark explained that his tenants had insisted that the <br />Brookpark access was needed if the second drive on Lorain Road was closed. He <br />explained that the parking had been arranged in such a way as to m;n;mize the <br />possibility of drivers cutting though this center to get to the Great Northern <br />Mall across Brookpark Road. The new building and the rnunber of parking spaces <br />have been reduced in order to increase the green area along Lorain Road'and to <br />include landscaping within the parking lot itself. A red grid and turquoise <br />canvas canopies at the entries will be consistent on all the buildings and the <br />grid will be carried out on the signs and a new white metal facia will be used <br />throughout. The southern wall will have the same metal facia. All brick that is <br />not white will be painted white with the exception of the new red brick piers <br />in the areas of the red grids. The existing pylon sign will be modified and <br />will include the three major tenants, however, the total square footage will be <br />less than the existing Ames and T.J. Maxx sign; a monument sign will be <br />installed at the Brookpark Road entrance, but the separate Office Maxx sign <br />wi11 be eliminated. He pointed out that the landscaping in the parking lot did <br />define the main drives of the center, but there was a concern that more <br />elaborate landscaping could impede snow removal.
