There is no area shown ?. <br />for this, but he pointed out that they are only using 25,000 square feet of - <br />the 36,000 square feet in the building. Mr. Orlowski questioned if they would <br />not need a separate room for this storage. Mr. Conway stated that the plans ?'-- <br />did not show a rubbish storage area but since the building is sprinklered, he - <br />did not think they would need the separate room. In reference to some of the <br />neighbors' complaints at the Board of Zoning Appeals meeting, Mr. McKee <br />advised that they requested that B.F.I. provide covers for all dumpsters which <br />have been painted and updated. The trash is now being picked up after 8:00 <br />a.m. and that trucks are no longer allowed to park overnight on the property. <br />Mr. Orlowski questioned if they could install any green area along the fence <br />in the rear adjacent to the residential property, or any other areas. Mr. <br />McKee is attempting to contact the Forester in reference to doing somethi.ng <br />along Great Northern Boulevard, but Mr. Mongello does not believe the owners <br />would agree to tearing up the asphalt. Mr. McKee suggested that a privet <br />hedge could be installed along the fence line where there is a 18 to 24 inch <br />dirt area. He advised that they will be painting the chain link fence on both <br />sides. He has been talking to the neighbors to work out various problems, and <br />will ask them about the hedge also. Mr. Mongello advised that the front canopy <br />plans have been eliminated, but they will be cleaning up the area and putting <br />in new doors and signs. All carts are to be stored inside and customer pick up <br />would be in the rear. Mr. Conway stated that there would be no problem with <br />that since the parking is eliminated. When they return to the Commission they <br />should show all handicapped spaces and ramps. Councilman McKay pointed out <br />that the back yards of the houses adjacent to this property are not deep and <br />he has received complaints about this property as recently as 4 weeks ago. He <br />does not believe that the cyclone fence on the property is enough protection, <br />and in one area there is a small solid block wall which he thinks could be ? <br />extended. He also advised that children skate board in the rear area. Mr. <br />Thomas pointed out that all developments have been required to put up <br />buffering adjacent to residential property and he believes that these <br />residents have had too much noise for too many years. Some residents have put <br />up wood fences, and some of the cyclone fence belongs to the residents and <br />some to the shopping center. It was decided that a solid wood fence should be <br />installed. Mr. Mongello will take this up with the owners and Office <br />Warehouse. Mr. Thomas believed that the Commission should recommend this to <br />the Board of Zoning Appeals as a condition to granting the variarice. It was <br />clarified that this buffering should extend from the end of the building at <br />Brookpark to the end of the Mattress Warehouse store. Mr. Conway estimated <br />that the fence would be about 650 feet long. Mr. Orlowski suggested that the <br />chain link fence on the truck dock should be changed to block, but it was <br />decided that the fence along the property line would be sufficient. J. Thomas <br />moved that the Planning Commission recommends to the Board of Zoning Appeals <br />that a variance for the loading dock and parking spaces for Office Warehouse <br />on the former Kiddie City unit in 07msted Plaza be granted subject to the <br />owners agreeing to establish and install a solid wood fence from the corner of <br />the building closest to Brookpark to the end of Mattress Warehouse (according <br />to our estimate it is about 600 feet) in order to provide some sound buffering <br />to the residents on Fleharty and we also recommend that the variance not be <br />granted unless there is some indication that the developers are willing to <br />provide some relief by the use of buffers. Vice Chairman Larry Orlowski <br />amended the motion giving the developers the opportunity to extend the wood <br />fence the entire length of their property which borders to residents on <br />Fleharty Road, and not just to Mattress Warehouse. Also that the final drawing ? <br />to the Board of Zoning Appeals should indicate the location of handicapped <br />spaces and ramps, seconded by R. Bowen, and unanimously approved. <br />2
