4.7 <br />Y <br />just to Mattress Warehouse as recommended, site plan now shows handicapped <br />parking spaces and ramps as the Commission requested, they now have an on <br />going program regarding the dumpsters, trucks, etc. and have met with the <br />neighbors. Mr. Thomas asked if the owners of Office Warehouse could remove the <br />truck which has been parked next to Brookpark Road in order to increase their <br />signage. Mr. Thomas stated that it has become a practice for businesses to <br />park these ugly trucks close to the road to add signs. He plans to ask the Law <br />Department to draw up an ordinance to prevent this. Mr. Brown stated that the <br />truck would be removeda Mr. Mongello ad.vised that the Architectural Board had <br />approved removing the cedar shakes and installing a metal panel roof on Office <br />Warehouse, and they are now asking for that proposal as well as cutting in <br />some windows on two units (the former Chinese Palace and Revco). Mr. McKee <br />showed where these renovations were on the plans, and explained that the shake <br />shingles in these areas are to be removed, and white and dark brown metal <br />mansards are to be installed. It was clarified that the Architectural Board <br />reviewed the mansard on Office Warehouse, but had not reviewed the other <br />areas, however with thi.s proposal, the entire shopping center will be uniform. <br />Two planter becLs will be added adjacent to the "Olmsted Plaza" sign and an <br />existing planter adjacent to Society Bank has been mulched. The landscaping <br />plan for around the sign has not been presented to the Architectural Board. <br />Mr. Thomas suggested it could be forwarded to one of the niembers for approval. <br />It was clarified that there would be a length of chain link fence (adjacent to <br />Brookpark Road) but the remainder of the fence will be 6 foot board on board, <br />except in the area where there is a concrete wall, and will extend to the <br />southern end of the property. Mr. McKee added that there will be new soffits <br />installed with high pressure sodium lights underneath for security and <br />appearance. Mr. Blagg, a resident, would like the fence installed before other <br />construction work is completed and is concerned that the project will get <br />done, but the fence will never be installed. Members diseussed withholding the <br />occupancy permit until the fence is installed. Assistant Law Director Dubelko <br />stated this was generally the case. Mr. Mongello stated that Office Warehouse <br />has been discussed over a period of time, and they need the truck dock to <br />open. He believes that Mr. Brown is an honorable person and will install the <br />fence as promised. Mr. Dubelko stated that this would be up to the Building <br />Department, they sometimes grant a temporary occupancy under some <br />circumstances. Chief Building Inspector Sanker advised that the Building <br />Department has issued a permit for -the interior of Office Warehouse, pointing <br />out that since this is an existing building, he does not know how they could <br />hold up occupancy for the fence. Mr. Brown stated that the fence ha.d been <br />ordered and will be installed as soon as it is delivered. He believed that he <br />should be taken at his word, if not he he will pull all permits that have been <br />taken out. Mr. Betts explained that frequently the Commission had had to do <br />business with people who were not as forthcoming, and it is unfortunate that <br />occasionally they prestune that some things are not going to happen the way <br />they are portrayed. Mr. Thoma.s stated that he had had no dealings with Mr. <br />Brown and it has been their custom to have everything in writing. Mr. Sanker <br />advised that whenever there are been problems at this center, the otimers have <br />corrected them. Mr. Blagg stated that he does not lmow Mr. Brown either, but <br />he lmows that the truck dock has been approved by the Zoning Board, and he <br />would like to make sure that the fence goes up. Mr. Brown stated that Office <br />Warehouse and the other tenants all want the renovations done, he does not <br />want to hold up the entire proposal in the event that the fence is held up. He <br />is spending $450,000.00 on these renovations, and the fence is the minor part. <br />He believes that the fence will probably be up by the first or second week of <br />2
