Violation of Ord. 87-93, Section <br />1163.06(d). <br />Chairman Restifo ca.lled all interested parties before the Board. Mr. Kline, <br />architect, presented the pla.ns and explained tha.t the store has frontages on <br />two sides and they would like signage on both sides which wauld be compatible <br />with the other signs in the center. If they divide the 40 square foot they are <br />allowed into 2 signs, they would be significantly smaller than the other signs. <br />The overall height of the signs are.3 foot, but the body is 1 foot, 4 inches. <br />The members had no problem with the request. B. Grace moved to grant 'the <br />request of Young Readers, 25853-57 Great Northern Plaza, North, for a 57.75 <br />square foot variance for total sign area to install two wall signs, seconded by <br />E. Gallagher, and unanimously approved. Variance granted. <br />13. Neal W. Hock 5729 Forest Rid e Dr. <br />Request for variance (1123.12). Request 5 foot location variance from rear <br />property line for tool shed. Violation of Ord. 87-93, Section 1135.02-(d)4: <br />Vice Chairman Restifo.called a11 interested parties before the Board. Mr..Hock <br />explained that his lot was 213 feet deep. Members had no questions. J. Maloney <br />moved to grant the variance to Neal W. Hock, 5729 Forest Ridge Drive for a 5 <br />foot variance from rear property line for tool shed, seconded by T. Restifo, <br />and tmanimously approvedm Variance granted. <br />14. Richard T. Barber, 3320 Clague Road. <br />Request for variance (1123.12). Request 3 foot side setback variance to <br />construct detached garage. Violation of Ord. 87-93, Section 1135.02(c)1. <br />Previous variances denied on November 11, 1990 were for both rear and side <br />setbacks. <br />Vice Chairman Restifo called all interested parties before the Board. R. <br />Barber and G. Miller presented pictures of the property. Adjacent property <br />owners, Mr. Filo, Mrs. Barnes Filo, and Miss Barnes were present. Mr. Barber <br />stated he was plaruiing to re-construct a garage on an existing concrete pad. <br />and has reduced his original request by about 50%. He wants to build a garage <br />in front of an adjacent garage which is an eyesore which should block this <br />garage from both his view and from that of Mrs. Barnes Filo's house. He <br />explained if he moved the garage over 2 feet he would probably have to remove <br />some trees, and he is trying to improve his property. Mrs. Barnes Filo stated <br />that the she is not opposed to a garage, but she believed that the pad should <br />be extended so that the garage conforms, and that granting this variance would <br />set a precedent. There are three garages abutting her property which are in <br />violation. She contends that the garage Mr. Barber referred to will probably <br />come down this year and would also be opposed to them putting it in the same <br />spot. She maintained tha.t this is the time to correct the grandfather <br />situation; that extending the garage pad would not be a hardship for Mr. Barber <br />and pointed out that he has already cut down one tree. Mr. Filo stated that now <br />the garage is down this is the time to correct a mistake. Mrs. Barnes Filo <br />pointed out that Mr. Barber had bought.the house luiowing it was in violation. <br />Ms. Barnes stated that the adjacent: garage should be condemned. Building <br />Commissioner Conway is concerned that:with the proposed location and by meeting <br />the 5 foot side yard there would be only 16 feet to the right of way, not <br />6
