<br />Chairman Gomersall ca,lled all interested pa.rties before the Board. The oath was <br />administered to Mr. George, owner, who presented a picture of the original sign <br />that was installed and also the wall sign. These signs were installed without a <br />permit. Building Conmni.ssioner Conway explained that the pole sign would be 74 <br />feet on one side (50 square feet are allowed) and a variance would then be <br />needed for total sign area. Mr. Restifo stated that this was in a visible <br />area. It was clarified that there had been a sign on the wall. Building <br />Commissioner Conway explained that the sign on Lorain Road had been removed and <br />replaced without a permit which eliminates its non-conforming status. Members <br />agreed this is too much signage in the area. J. Maloney moved to approve the <br />Lorain Auto Body, 24532 Lorain Road, request for a 23.34 square foot variance <br />for area of one side of pole sign and 43.6 square foot vaxiance for total sign <br />area, seconded by E. Gallagher. Roll call on motion: Maloney, yes. Gallagher, <br />Restifo, and Gomersall, no. Motion failed to pass. Variance denied. <br />4. Mike and Kim Katz, 23630 Mastick Road. <br />Request for variance (1123.12). Request 302 squa.re foot variance for garage <br />area to construct detached garage (there is an existing attached garage on the <br />property). Also request 3 foot rear setback variance. Violations of Ord. 87-93, <br />Section 1135.02(c)-1. Note: Existing attached garage will be converted to <br />living area at a later date. <br />Chairman Gomersall called all interested parties before the Board. 'I'he oath was <br />administered to Mr. Ka,tz, and Mr. Geiger, a neighbor. Mr. Katz presented a <br />revised site plan and explained that he had an existing attached garage which <br />he eventually would convert into living space. The new site plan was drawn <br />according to the survey pins and shows the exact location of the rear property <br />line and the location of the proposed garage. Mr. Gomersall stated that this is <br />a large garage, and the board is always concerned about a large garage being <br />used as a repair shop. Mr. Katz advised that his lot is 74 feet wide by 200 <br />feet deep from the middle of the street. He stated that he has 4 cars, two of <br />them show cars which are now stored off the property. Mr. Geiger, who owns the <br />property to the rear, stated that now that they determined where the rear line <br />was and the garage is only 2 feet off the line at one point, he has no <br />objection to the proposal. E. Gallagher moved to grant the request of Mike and <br />Kim Katz, 23630 Mastick Road for a 302 square foot variance for garage area to <br />construct detached garage (there is an existing attached garage on the <br />property); and also a 3 foot rear setback variance, seconded by T. Restifo. <br />Roll call on motion. Gallagher, Maloney, and Gomersall, yes. Mr. Restifo, no. <br />Variance granted. <br />5. Walter Moore, 6144 Bellevue Drive. <br />Request for variance (1123012). Request 7 foot rear yard setback. Violation <br />of Ord. 87-93, Section 1135.08(a). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Moore who explained that he would like to add to the family <br />room and explained that if he had to conform to the setback requirements it <br />he could not have much of an addition. The members had no problem with the <br />request. 'T. Restifo moved grant Walter Moore, 6144 Bellevue Drive, a request <br />for a 7 foot rear yard setback, seconded by J. Maloney, and Unanimously <br />approved. Variance granted. <br />2
