<br />She pointed out that there is only 15 feet between the properties and only 72 <br />feet is on his property. She is concerned that he will drive vehicles back to <br />this building. Mr. Grace stated that a two story building is 24 feet high, this <br />is 16 feet. Mr. DeSalvo explained that he wanted to store a portable screen house <br />during the winter in the shed. He advised that the shed would be sided with <br />T-111, and would have a gambrel roof and there would be no second floor. Mr. <br />Gomersall pointed aut that this lot is deep and the property backs up to 480. Ms. <br />Wasil stated that she did not think tha.t 480 was shown correctly in his drawing, <br />and pointed out that she would be able to see this building from her family room <br />window. The members had a problem with the height of the structure. It was <br />suggested that this request could be withdrawn and he could return to the next <br />meeting. Mr. DeSalvo agreed. Request continued until next month. <br />3. Violations of Ord. 90-125, Section <br />1139.06a (Heard by P1aruLng Commission October 8, 1991). <br />Chairman Gomersall ca.lled all interested parties before the Board. The oath was <br />administered to Mr. Hartzell, office manager for Realty One who was representing <br />Mr. Mikolay, and Mr. Barlow, an adjacent resident. Mr. Hartzell explained that <br />their building is located on two lots, with an adjacent lot in the rear which is <br />part of a ga.rcel which also faces Lorain Road. Mr. Mikolay would like to buy that <br />rear parcel for parking. Building Commissioner Conway advised that when this <br />subdivision was first proposed the code requirements were 25,000 square feet for <br />the area of retail property, now it is 40,000 square feet; so after the <br />subdivision sublot 2 would only be left with 33,605 square feet, and the area of <br />sublot one would conform to code. With this proposal they will be combining the <br />two garcels on which Reality One is located giving them 137.38 foot frontage (150 <br />is required) thus making the width less non-conformi.ng. The width of sublot two <br />will not change and is non-conforming now, and will need a 2.85 foot variance. <br />Mr. Gomersall stated he had no problem with that. Mr. Barlow questioned what he <br />was going to do tirith the property adjacent to his property 1ine. Mr. Hartzell <br />stated that there was no intention to do anything with that portion at this <br />point, the only intent is to add parking adjacent to the building in the rear. <br />Mr. Conway stated that no development plans have been proposed as yet, and any <br />such proposal would have to be addressed by Planning Conmission. Mr. Gomersall <br />further advised that any proposal would also have to meet the Zoning Code. R. <br />Gomersall moved to grant the request for a variance for a 12.62 foot variance for <br />lot width for proposed sublot l; a 2.85 foot variance for lot width and 6,395 <br />squa.re foot variance for area of lot for sublot 2 for J. A. Mikolay, property <br />located at 28364 Lorain Road, seconded by T. Restifo, and unanimously approved. <br />Variances granted. <br />4. Kenneth and Erica Murphy, 5226 Berkshire Dr. <br />Request for variance (1123.12). Request 5 foot variance from rear property line <br />to construct shed. Violation of Ord. 90-125, Section 1135.02(d)-4. <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Murphy who explained that he wanted to align the shed with <br />his neighbor's shed since it would be more aesthetically pleasinga The members <br />agreed. T. Restifo moved to grant a variance to the Kenneth Murphy famiiy, 5226 <br />Berkshire Drive for a 5 foot variance from rear property line to construct a <br />shed, seconded by B.
