The oath was <br />administered to Mr. Downey, sign contractor, who explained that this pole sign <br />will replace the existing pole sign and will only be 1 square foot larger than <br />the existing sign. Mr. Gomersall advised that since all pole signs would have to <br />be removed by January l, 1998, the Board is reluctant to grant any variances for <br />pole signs, and questioned why signs are being requested which do not meet the <br />current ordinance. Mr. Restifo questioned if the Toyota dealer is aware of that <br />this sign will have to be removed. R. Gomersall moved to grant the request for a <br />variance for Sunnyside Toyota at 27000 Lorain Road, to install a new pole sign <br />which is prohibited. Also to grant a 32.2 foot variance for total sign area, <br />seconded by T. Restifo. Roll call on motion: Gomersall, Restifo, and Maloney, No. <br />Motion failed to pass. Variance denied. While the motion was being ma.de, Building <br />Commissioner Conway advised that the information noted on the agenda about the <br />location of the sign, was not actually part of the variance, it was to advise the <br />Board that if they request a conforming ground or pylon sign, this location would <br />not conform to the code. <br />?4. Ruth Hrubo 24057 LeBern Dr. <br />Request for variance 1123.12). Request 9 foot variance for set back on corner <br />lot. Violation of Ord. 90-125, Section 1135.06(b). Also request special permit to <br />add to non-conforming dwelling. Maloney moved to grant to Ruth <br />Hrubo the 9 foot variance for setback on corner lot and the special permit to add <br />to a non-conforming dwelling, seconded by T. Restifo, and imanimously approved. <br />Variance and special permit granted. <br />5. Butternut Ridge Apartments (Universal Constructor, Inc.), 5800 Great Northern <br />Blvd. <br />Request for special permit to place construction trailer on property. Special <br />permit required Ord. 90-125, Section 1123.06(a). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Wilson and Mr. Haver, contractors, who explained that the <br />trailers would be needed from 12 to 14 months. Mr. Restifo suggested giving them <br />a variance for 6 months, and then if there are no complaints from adjacent <br />residents, it can be renewed. Law Director Gareau questioned if the construction <br />were to take from 1 year to 14 months, why should the variance only be granted <br />for 6 months. Mr. Restifo explained that, in the past, there ha.ve been problpms <br />with junk and debris around these, and if they have to return there will be more <br />control. The contractors stated that they do not mind coming back and that they <br />intended to landscape around the area. Buildirig Commissioner Conway advised that <br />since the agenda was written, the request had been changed to 3 trailers. The <br />representatives clarified that there would only be two trailers, a 35 foot <br />trailer and a 60 foot trailer which are joined by one deck. T. Restifo moved to <br />grant the request of Butternut Ridge Apartments for a special permit to place two <br />construction trailers on the property. This special permit will be for a 6 month <br />period and will end on July l, 1992 and at that time the contractors will have to <br />return, seconded by R. Gomersall, and imanimously approved. Special permit <br />granted. The representative were advised to apply for the extension one month <br />before the expiration date. Special permit granted. <br />3
