3)- Ghili`s Restaurant and Romano's Macaroni Grill, Sublot 1 of Parcel B, south side <br />of Country Club Blvd. and the east side of Great Northern Blvd. <br />Detailed development plans to construct two restaurants in Mixed Use Districts. <br />Referred by Plann;ng Commission March 10, 1992. <br />Mr. Smith, representing the owner of the both restaurants, explained that the <br />they will be located on the south east corner of Great Northern and Country Club <br />Boulevards; the site is a little over 3.4 acres and will have 288 parking <br />spaces. The Romano's building is just over 7,300 square feet, Chili's just under <br />5,700 square feet. They are working closely with Biskind Development to match <br />the theme of Great Northern Corporate Center. Mr. Larson, architect, presented <br />colored renderings of the buildings and a site plan and explained that the site <br />will be ringed by a series of trees, the islands will be landscaped with <br />junipers and locusts, mounds will be installed along the access way and the <br />landscaping will be coordinated with that across the street. Mr. Zergott stated <br />tha.t this is one of the best landscaping plans that has ever been presented to <br />the Board. N1r. Smith stated that about $120,000.00 to $130,000.00 of landscaping <br />will be installed. On the western property line they will be installing the <br />entire 25 feet landscaping (adjacent to the vacant parcel). Mr. Papandreas of <br />Bislc.ind Development explained that part of this buffer would be for the adjacent <br />property. All lighting fixtures, poles and color, will match the Corporate <br />Center lights, and will have underground wiring. It was clarified that the City <br />has no foot candle requirement, Mr. Smith stated tha.t these are 3 foot eandles <br />and Mr. Papandreas advised that they usnally used 2 or 2-2. The developers <br />presented pictures of another Chili's building. Mr. Conway advised that <br />additional information on the wall signs would be required. Mr. Sohn poi.nted out <br />that the two buildings had a totally different approach. Mr. Larson responded <br />that there are some similarities: Chili's has a southwest atmosphere, both on <br />the exterior and interior; Romano's has a Northern Italian atmosphere, but there <br />are some form similarities and the warm colors and.materials will be compatible. <br />They presented a revised elevation of Chili's showing the block replaced with <br />brick in order to blend in with the Corporate Center. A color board for Chili's <br />showed a red brick, trim will be an off-white.painted brick, window frames will <br />be painted to match; siding will be a red brown color and siding material behind <br />the sign will be painted green to mateh the green in the awnings; awnings have <br />green, red and white stripes. They ha.ve no manufacturers name or number for <br />materials, but will present these later and the color board will remain in the <br />file.Mr. Conway stated that the signs appeax to te too large and requested that <br />they present the exact sizes, however this Board can only accept the concept. It <br />was clarified that the background of the signs over the entrance will be brick, <br />not the awning material as shown in the picture. Overhanging lights will <br />illuminate the awnings, and lights at entrance should not show through. It was <br />mentioned that a metal halide light might show the colors better, but <br />incandescent lights would make colors look brighter; the incandescent lights <br />would have a higher maintenance cost. Air conditioning units are screened by a <br />composition board walls which will be painted to match the siding; the trash <br />receptacles will be behind a brick screen wall with a solid metal door to match <br />the brick. When presenting Romano's Macaroni Grill, Mr. Larson poi.nted out that <br />both buildings have a"wedding cake" style with transitions to the high point, <br />and the quality "earthy" materials relate to Ctiili's next door. Romano's wi11 <br />have a clay tile roof, stucco walls, green shutters, eribossed stone work-on the <br />front and the rear and white parapet caps and window trim. Mr. Sohn was <br />concerned that the stucco color was too darka The photograph showed a lighter <br />beige stucco. Mr. Smith responded.that they could change to the beige, however, <br />3
