transformers. The roof top mechanicals will be screened. The adjacent <br />multifamily complex now under construction does have landscaping adjacent to <br />this property, however, at the request of the Planning Commission, they will be <br />installing some mounding and additional planting along this line. A portion of <br />an existing tree grove must be removed for construction, but the other groves <br />will be maintained. A combination of deciduous and pine trees will be planted <br />along the I-480 fence to act as a natural buffer to the service area, and since <br />the land drops about 12 foot at this point there will be little visibility of <br />this lower level, and some vines ma,y be planted along the base of the fence. He <br />explained that this landscaping plan reflects the requests of the Planning <br />Commission for additional plantings. He presented a rendering of the proposed <br />double faced signs which will be a granite material in a terra cotta color with <br />a gray tone band around the perimeter, the letters will be engraved in the <br />granite and painted except for the symbology of the park which is not developed <br />as yet, both signs conform to code. There will also be some directional signage <br />on the site. He clarified several poi.nts: both signs will be ground lit probably <br />with metal halide lights, but this has not been determined specifically, and the <br />lighting will be shielded; the colors-of the letters and the actual name of the <br />office park have not been determined; the Moen sign will have black lettering <br />with a blue and red tear drop logo. He presented a model of the building and <br />samples of most of the materials. The 5 foot wide granite panels will be Cold <br />Springs Radiant Red; reflective glass is Guarclian Industries 8514 (blue); the-, <br />building will be washed with metal halide ground lights: the roof top equipment <br />screen has a duranar coating in a Interstate blue (dark blue); the skylight will <br />be a tinted light blue glass;- horizontal frames on the'windows will be Kawneer <br />Dark Bronze; the overhead doors on the rear will be painted a dark gray (Mr. <br />Sohn wanted these doors painted to match the granite); the coping along the <br />perimeter will match the granite; the curtain wall framing will be the dark <br />bronze; the aluminum entrance doors will be painted the same blue that is on the <br />mechanical screen (P.P.G. Duranar V.C. 514, Interstate Blue - a sample will be <br />provided). Mr. Sohn questioned why they did not use a solar bronze glass since <br />this was an unusual treatment, but he agreed after seeing a photograph of <br />simi.lar building, that it probably would be satisfactory. Mr. Cocco explained <br />that Moen wanted a building tha.t was set off from other buildings and would <br />identify their corporate headquarters. He agreed that, for this area, it was an <br />unusual treatment. The wall sign (facing I-480) is over code requirements and <br />will need a variance, the individual black letters will be back lit to cast a <br />shadow and the tear drops will be neon, the background of the sign w-ill be <br />white. Mr. Gallagher suggested u.sing neon letters for better identification. Mr. <br />Zergott preferred a more subtle look. Origina.lly the developers planned on back <br />lighting the entire sign, but the Plam;ng. Commission had preferred the <br />individua,lly lit letters. Building Commissioner Conway cautioned that, regarding <br />the glare from these lights, not only the apartments must be considered, but <br />also the homes on Kennedy Ridge conld be affected. It was clarified that the <br />entire building would be washed with light, and Mr. Gallagher stated that this <br />lighting could be controlled. In reference to the landscape plan, Mr. Cocco <br />explained that the pian presented did address all of the Plann;ng Commission's <br />recommendations. r1r. Zergott would like a more detailed plan showing exactly how <br />the landscaping will be installed, including landscaping around the signs, the <br />specific rnunbers of plants, etc. The parking lots lights originally were to be <br />on 30 to 35 .foot poles, but the Planning Commission asked that they be reduced <br />to 20 foot poles. Mr. Berryhill, representing Developers Diversified, stated <br />that if they install the lower poles they will need more fixtures which will <br />impact the appearance of the parking lot. r1r. Zergott questioned the height of <br />the Corporate Center light poles. Mr.- Conway will have to check this. Mr. Cocco <br />2
