<br />IV. NEW DEVELOPMIINrrS AND SUBDIVISIONS: (Heard at this point.) <br />1) Alex Szarka Assembly Plat. <br />The proposal is to combine germanent parcel nos. 234-14-3 and 234-14-4 into one <br />(1) parcel, located on the south side of Lorain Road, west of Christman Drive and <br />x is the existing site of Szarka's Restaurant. Zoning is General Retail Business, <br />entirely. <br />Assistant City Engineer McDermott explained that this plat will remove the <br />interior property line since the development is built on two lots. He clarified <br />that the lot will conform to code after the lots are assembled. B. Gorris moved <br />to combine permanent parcel nos. 234-14-3 and 234-14-4 into one parcel, located <br />on the south side of Lorain Road, west of Christman Drive, the existing site of <br />Szarka's Restaurant, it is understood that the zoning is General Retail, <br />entirely, seconded by J. Thomas, and tmanimously approved. <br />III. BUILDIIVG DEPAR'IMQNT REQUESTS: (Resumed) <br />5) Partners' Lounge, 29945 Lorain Road. <br />Conceptual plans for proposal to convert existing home to a bar. Requesting a <br />referral to the Board of Zoning Appeals since home is located less than 500 feet <br />from a church. <br />There was no representative present, but several adjacent property owners were <br />in attendance. It was explained that the owner of the property ha.d not been aware <br />that this request ha.d been submitted by a prospective buyer, and the real estate <br />agent had to get the owner's permission prior to this being heard. The members <br />discussed making a recommendation to the Board of Zoning Appeals based on the <br />information before them. Assistant Law Director Dubelko advised that this <br />proposal should be tabled, since the Planning Commission must review it prior to <br />it being heard by the Board of Zoning Appeals. Since the adjacent property owners <br />were present, the members decided to heax their opinions at this time rather than <br />having them return for another meeting. Mr. Case, owner of Stylin' Concepts, was <br />concerned since there are 4 bars within a one mile radius, and also stated that <br />patrons of one bar frequently park in his parking lot. He does not believe that <br />this parcel would be large enough to accommodate the rnnnber of parking spaces <br />they would need. Mr. Kaczor, who has an insurance office two doors away from this <br />location, is also opposed for the same reasons, and advised that he even had a <br />large truck parking in his lot from the bar. He did not believe that an exception <br />to.the 500 feet distance requi.rement from a church should be made. Mr. NLiller, a <br />resident, agreed stating that he belonged to St. Clarence and they have worked <br />hard to beautify the church and over 300 children are in their C.C.D. program, <br />and he did not believe that a bar would be appropriate. Mrs. Benedict, who lives <br />behind the property, stated that there had been a bar behind her house before <br />Stylin' Concepts took the building over and there had been many problems and <br />there are still problems with the others bars that are in the same proximity. J. <br />Thomas moved to table the Partners' Lounge proposal and if this proposal does get <br />resurrected, that the comments of the audience be provided to the PlarLning <br />Commission members and also that the neighbors be re-notified, seconded by L. <br />Orlowski, and tmanimously approved. <br />IV. NEW DEVELOPMIIVTS AND SUBDIVISIONS: (Restmied) <br />2) Kennedy Ridge Lot Split. <br />The proposal is to split permanent pa.rcel no. 236-17-1 into two (2) sublots. <br />Location is the north side of Kennedy Ridge Road between Columbia Road and I-480. <br />4
