CUYAHOGA COUNTY <br />PLANNING COMMISSION <br />Goal No_ 3: Provide for a wide variety of housing types and densities to ensure an adequate <br />housing supply for all residents, inciuding housing for senior citizens. <br />? . Promote usage of senior residence district. <br />. PromQ.e usage of single-family cluster district. <br />. Create large lot zoning district. <br />COMMERCIAL DEVELOPMENT GOALS <br />Goal No. 1: Encourage proper balance between residential and commercial development. <br />¦ Create a less intensive locai retail zoning district ciassification to allow only for local or <br />neighborhood commerciai uses. Downzone from General Retail Business to either Local Retail or Mixed Use District D, the <br />western Lorain Road area that extends basically from Stearns Road southwest to the CEl <br />easement. " <br />¦ Consider the usage of Mixed Use D zoning classification for other nonresidential areas of the <br />city ihat are currently underdeveloped. <br />Goal No_ 2: improve the overall aesthetic appearance of the city's commercial areas, especially <br />along the Lorain Road Corridor. <br />. Develop and implement a streetscape improvement program for the older commercial areas (i.e., <br />Lorain Road Corridor) of the city that would address the visual appearance of Lorain Road <br />including additional landscaping. Such a program would address the placement and type of <br />street furniture, landscaping and lighting along the corridor. <br />. Design and construct attractive new entrance signs to the city along Lorain Road. <br />. Enforce the city's Real Property Maintenance Code to eliminate unsightly or decaying <br />storefronts, yards and deteriorated sidewalks. <br />¦ Enforce the city's prohiaition and eventual phasing out of pole signs and other types of <br />nonconforming signs. " <br />Goal No_ 3: Preserve and promote convenient neighborhood-type shopping facilities to serve the <br />needs of local residents. . <br />¦ Promote the city's new Community Reinvestment Act for tax exemptions for improvements to <br />-¢'ommercial properties. <br />. Secure CDBG funds for upgrading storefronts, parking lots and streetscape amenities for <br />qualifying. commercial properties in identified ITA locations. <br />. Discourage tne addition of new regional shopping facilities that abut residential neighborhoods <br />by implementing the strategies under commercial development goal #1. <br />2
