Require residential structures converted to commercial establishments to meet the more <br />? stringent requirements of the Ohio Basic Building Code. <br />. Require residential structures converted to commercial establishments to meet the requirements <br />of the American's With Disabilities Act of 7990. . • - <br />. Develop new zoning regulations that require residential structures which are converted to <br />commercial establishments along western Lorain Road to ensure that they do not lose their <br />exterior appearance as residences. " <br />. Dev.elop stringent sign regulations for areas such as western Lorain Road where residential <br />conversions to commercial establishments may occur. <br />¦ Enforce the city's real property maintenance code to eliminate unsightly, decaying or unsafe <br />building fronts, yards and deteriorated sidewalks. <br />GOALS FOR ECONOMIC DEVELOPMENT <br />Goal No. 7= Emphasize the importance of the Great Northern area as a regional retai( and <br />corporate center. <br />. Encourage additional mixed use development of undeveloped areas near the mall that will attract <br />the,proper.mix of both regional offices and ancillary retail services and sales. Place a high priority in the city's annual and 5-year capital improvement programs on <br />maintaining and improving the area's infrastructure, i.e., streets, sitlewalks, traffic control signals, <br />crosswalks, and water and sewer facilities. <br />. Encourage the private sector to assist in the development of a marketing program that will <br />emphasize Uae many assets and the central location of Great Notthern Mall, the surrounding <br />retail establishments and the emerging regional office center. <br />Goal No_ 2: Attract new industry to the city's industrial park. <br />. Develop a strategic plan that will determine the types of businesses most desired for the city's <br />industrial parfG - . Explore the possibility of establishing a non-profit community improvement corporation (CIC) <br />that could package loans and other programs to lure new industry and fielp promote the city's <br />new enterprise zone. <br />¦ Continue to provide tax abatement through the city's Enterprise Zone and the Community <br />Reinvestment Act to attract new industry. <br />. Enforce the city's landscaping requirements for new development in the Industrial Park. <br />3
