. ,
. ?. ' _ .
Chairman Gomersall called all interested garties before the Board. The oath was
administered to Mr. Larson, architect, who gave a brief background of these two
restaurants. Originally, both restaurants originally faced Great Northern
Boulevard. The County Planning Commission recommended that the positioning of
the restaurants be changed to give more of a campus quality. The owners have
agreed to this so now Chili's will be facing Country Club Boulevard and Romano's
will be 250 feet back from Great Northern.Boulevard so some exposure from Great
Northern Boulevard has been lost; this area is lower and one of their
restaurants is partially behind the I-480 fence. He presented photographs of
these signs at other locations explaining the direction each of these signs
would face at the North Olmsted locationso The pylon sign will give more
visibility to both businesses. Regarding the Chili's projecting sign, Building
Commissioner Conway explained that the sign is in front of the awning and the
measlirements must be taken from the building. The members did not object to
these signs in this area. R. Gomersall•moved to grant the request for a variance
for Chili's for the second wall sign. on the building, for height of both wall
signs (for 5 foot) and 3 foot variance for projection of sign from building on
Country Club Boulevard. Also that we grant the request for Romano's for a second
wall sign an the building; for the height of both wall signs (5 feet) and a 3.6
square foot variance for excess signage over maximtun allowed; and a 28.7 square
foot variance for signage of total wall sign area allowed. Also to grant a
variance for combined pylon sign to advertise on the pylon sign for a multiple
use business area, seconded by J. Maloney, and una.ninously approved. Variances
granted.
5. Auto Accents, 25021 Lorain Road.
Request for variance (1123.12). Request variance to use existing prohibited
pole sign and request variance a devise (back lit awning) visible from a public
way and designated to direct attention to a bu.ilding. Please Note: signs
installed without first obtaining a permit. Violations of Ord. 90-125, Section
1163.22(a) and 163.03.
Request was withdrawn because anly 3 members were present.
6. Moen Inc., located.-on the southwest corner of Great NortYiern Blvd. and I- 480
Request for vaxiance. Request 353.25 square foot variance for total sign area
in residential district. (Please note: Business use allowed per court judgement
entry.) Violation of Ord. 90-125, Section 1163.07.
Chairman Gomersall called a11 interested parties before the Board. Prior to the
discussion, Building Commissioner Conway explained that the Law Director has
advised that the Building Department was in error in making the determination
that no signs would be permitted since this is in a residential district,
because of the journal entry. this is to be treated as a business district, so
the 353.25 square foot variance is misleadinga In a busi.ness district, the first
variance would be for a wall sign. that exceeds 75 square feet, they are
proposi.ng 232 square feet, so a 157 square foot variance would be needed for the
wall sign; they are also eXCeeding the 4 foot vertical climension, the logo is 9
feet by 7.5 feet and the letters are 22 feet by 4e5 foot, the logo would be 3.5
foot over, and the letters would be 6.inehes over the 4 foot height limitation.
The directional sign is one square foot over the maximi.IIn allowed and 1 foot for
the height. The ground sign for Moen-is permitted tmder the business codes. It
was clarified that the office.park ground sign is permitted and will be in the
- right of way, after the dedication ordinance is approved. Mr. Conway stated that
that a 75 square foot sign is: aliowed.for the office park identification and
this will be 70 square feet. G'hairman Gomersall administered the oath to Mr.
3
