<br />potential purchasers of Mrs. Traczyk's home. Mro Gomersall explained that the new <br />plans are to construct 2 attached garages on the proposed dwelling. Ms. Shields <br />stated that this plan will be able to accommodate all their vehicles and the <br />house was designed so tha-t one of the garages could be converted to additional <br />rooms in the house. The garages will also have windows on the side and will look <br />no different than any home with an attached garage. The house is also located so <br />that a large oak tree will not have to be removed. Mr. Creadon stated that the <br />neighbors have been given plans and they have tried to communieate with them <br />unsuccessfully, but have received no negative comments. Mr. Leib is concerned <br />about the setback, since the house will block everyone's view of the park. He <br />would like it closer to thE street. Mrs. Leib stated that a11 that would be seen <br />fron their deck would be the back part of this house, and the house would not <br />conform to the others on t1-ie street. Mrs. Traczyk agreed stating that these are <br />commercial size buildings and pointed out that they have added more square foot <br />than they previously requested. Mrso Risko noted that these buildings are much <br />too large for the neighborhood and stated that each garage is only 100 square <br />feet less than her entire house. Mr. Shimelonis reiterated the above statements <br />adding that the two, 12 feet high by 16 foot wide garage doors are huge and ace <br />in direct view of the street. He believed that the proposed 6 inc'ri concrete would <br />seem to be supportive of a commercial building. Mrs. Koberna presented two <br />letters from neighbors who were tmable to attend (included in file), and she <br />agreed that this structure is too large and looks like a warehouse. Mr. Gomersall <br />stated that the two letters are in opposition to the proposal and noted that they <br />have not changed the most objectionable aspect of the building which is the <br />excessive amount of garage space. He advised that this would have to be greatly <br />reduced in order for him to vote for it. Mr. Grace stated a normal garage door is <br />8 by 16, and these two doors are 4 feet higher and are facing the street. He <br />believed that this is too much for a residential area. Mr. Creadon stated that <br />there are a large rnnnber of boats and motor homes in the city now that are parked <br />in violation of the code because they will not fit in a garage and noted that <br />even some conversion vans would not fit in an 8 foot high door. Mr. Gomersall <br />pointed out that there are places to store these vehicles. R. Gomersall moved to <br />grant the request to R. Creadon and M. Shields, s/1 133-134 Broxbourne Road for a <br />1,938 square foot. variance to construct two attached garages on a new dwelling, <br />seconded by B. Grace. Roll call on motion: Gomersall, Grace, Maloney, and Purper, <br />no. Motion failed to pass. jTariance denied. <br />12e Slezak Sewing Center, 4597 Great Northern Blvd. <br />Request for variance (1123.12). Request variance to have a temporary mobile <br />electric sign between 12/2/92 and 12/31/92. Violation of Ord. 90-125, Section <br />1163.12(g). <br />Chairman Gomersall cailed all interested parties before the Board. The oath was <br />administered to Mr. Slezak who is requesting a teriporary mobile sign from now <br />until the end of the month. Mr. Grace stated there is nothing wrong with <br />advertisirg a business, as long as they realize there are limits to it. B. Grace <br />moved to grant the request for a variance for Slezak Sewing Center, 4597 Great <br />Northern Boulevard, to have a temporary mobile electric sign between 12/2/92 and <br />12/31/92, seconded by J. Maloney, and unanimously approved. Variance granted. <br />13. Hennie Homes, 7135 Barton Road. <br />Request for variance (1123.12). Request variance to have a 9 square foot <br />directional sign in a residential area. Also request variance to install <br />directional sign on a parcel of land other than the site of the development which <br />is being advertised. Violations of Ord. 90-125, Section 1163.07. <br />4
