r ?
Chairnian Gomersall called all interested parties before the Board. The oath was
administered to Mr. Ascenzo, DeBartolo Corporation, who explained that there were
two trailers joined by a walkway. Building Commissioner Conway advised that
construction trailers are permitted in a commercial district, however, these
trailers are located in the 75 foot setback area. The members had no problem with
the request. J. Maloney moved to grant the request of Great Northern Mall
(DeBartolo Corporation), 4954 Great Northern Mall, for a variance to keep
construction trailers in 75 foot setback area, seconded by R. Gomersall, and
unanimously approved. Variance granted.
The Italian Oven Restaurant, 25730 Lorain Road.
Request for variance (1123.12). Request variance to install pole sign
(Note: location of sign does not conform to the requirements for permitted
pylon and ground signs); also request variances for both directional signs,
western most sign requires 10 foot setback variance from property line and
easternmost requires an 11 foot location variance from property line. Violations
of Ord. 90-125, Sections 1163.22(A) and 1163.12(E).
Chairman Gomersall called all interested parties before the Board. The oath was
administered to Mr. Brand, sign contractor, and neighbors, J. Popa, S. Bucker, D.
Dufala, Mr. and Mrs. Herdman, Mr. and Mrs. Hartwell, Mr. Paterniti, Mr. and Mrs.
Lee, Mr. and Mrs. Cooney, H. Bonar, Mr. and Mrs. Kloos, Mr. F. Lendvay, and Mr.
and Mrs. Dzuban. Mr. Gomersall explained the request to install a new sign
cabinet an the existing pole, Mr. Brand presented renderi.ng of the proposed signs
and explained that the height of the pole sign would remain the same. Neighbors
questioned why the sign was installed before the variance was granted. Mr. Brand
advised that he has not fabricated the cabinet as yet, and he did not install a
sign. One neighbor stated that the existing sign obscures visibility and cars had
to pull into the crosswalk in order to see to make a left turn. The plan shows
that there is 7 foot 3 inches to the bottom of the sign. Building Commissioner
Conway explained the location requirements for pylon and ground sigris in the new
code, and that it was possible that these signs could still block visibility.
Raising the sign was.discussed. After much discussion, it was clarified that the
reader board was to be removed which would eliminate the visibility problem with
this sign. Mr. Gomersall polled the neighbors all of whom seemed to be satisfied,
but questioned if the owners were aware that this sign would ha.ve to be removed
in 1998. The neighbor across on Ranchview wanted bigger entrance signs installed,
so that customers would not miss the drive and use his drive as a turn around.
Mr. Brand stated that there would be no additional sign area available to i.nstall
larger signs. J. Maloney moved to grant the Italian Oven Restaurant, 25730 Lorain
Road, their request for a variance to install pole sign and also a.variance to
install direction signs, westernmost sign requires 10 foot setback variance from
property line and easternmost requires an 11 foot location variance from property
line, with the stipulation that the bulletin board portion of the sign will be
removed upon installation of this sign, seconded by R. Gomersall, and unanimously
approved. Variances granted.
Nationwide Insurance, 28251 Lorain Road.
Request for variance (1123.12). Request 2.00 square foot variance for total sign
area and variance for second wall sign. Violations of Ord. 90-125, Sections
1163.11(C) & 1163.12(A).
Chairman Gomersall called a11 interested parties before the Board. The oath was
administered to L. Smith and Ms. Piazza who explained that the sign was installed
by a client of one of the agents who did not realize that a variance was needed.
3
