Commissioner Conway advised that 114 square feet of sign area would be allowed and <br />since the pole sign will be not be changed, it will be grandfathered in. It was <br />clarified that 4 wall signs were planned (one additiona,l over the bays), not 3 as <br />? stated on the agenda. The members believed that 4 wall signs were too many. The <br />representatives agreed to eliminate the 3 by 9 foot sign on the north elevation <br />(facing Mouritain Jacks restaurant). B. Grace moved to grant to Conrad's Auto Service <br />4799 Great Northern Boulevard, a 37 square foot variance for total sign area allowed <br />on a business building and a 42 square foot variance for total sign area allowed for <br />a business use, and a variarice for 2 additional wall signs, seconded by S. Ferencik, <br />and unaniinously approved. Variances granted. <br />2, Curtis M. Kozak, 24002 Lorain Road. <br />Request for variance (1123.12). Request variance to use an area that is not paved <br />as a driveway. Violation of Ord. 90-125, Section 1161011. <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Kozak who presented letters from all the adjacent neighbors, <br />none of whom had any complaint about the conditian of the driveway, street or <br />property. Mr. Kozak stated that for the.most part he was the only one who used the <br />drive, except occasionally when other trucks might come in to pick up or deliver <br />wood. He would like to fill in the drive with a steel slag and mentioned that the <br />base of the existing drive as a compacted material at present. He also stated that <br />the wood piles ha.ve been setback to conform to the code. It was mentioned that there <br />are ruts on either side of the drive on the property, and the sidewalk is broken. <br />The apron appeared to be iri good condition. Mr. Kozak responded that he had not <br />planted grass along the side of the apron last year because of the drought. Mr. <br />Grace suggested that he cauld install railroad ties with landscaping along the <br />driveway to keep trucks off the property. Building Commissioner Conway suggested <br />that a split rail fence whi.ch can be tapered down as it runs to the front of the <br />property could be installed Taith some shrubs and also suggested that the Engineering <br />Department should approve the type of slag he intends to use. R. Gomersall moved to <br />approve for Curtis M. Kozak, 24002 Lorain Road, a variance to use an area that is <br />not paved as a driveway with the condition that the entrance of the drive be defined <br />with a railroad ties or a split rail fence which shovld be approved by the Building <br />Department and that the Engineering Department approve the type of steel slag that <br />is to be used. seconded by S. Ferencik, and tmanimously approved. Variance granted. <br />3.. David Neuwirth, 5488 Wellesl?-y <br />Request for variance (1123.12). Request 7 foot 5 inch variance for distance between <br />proposed garage and dwelling. Violation of Ord. 90-125, Section 1135.02C-2. <br />Chairman Gomersall called aYl interested parties before the Board. The oath was <br />administered to Mr. Neuwirth. Mr. Gomersall questioned why the garage could not be <br />moved back since there seemed to be some distance to the end of the property. Mr. <br />Neuwirth explained that therP was a large tree to the rear of where the garage was <br />to be placed and he did not want to damage the tree or cut back the branches. <br />Building Commissioner Conway suggested that if a variance is granted it could be <br />based on the forester's verification of how far back the the garage could be placed <br />without damaging the tree. B. Gomersall moved to grant the request of David <br />Neuwirth, 5488 Wellesley to ha.ve less than 15 feet between the house and his <br />proposed garage based on the forester's recommendation of how far back the garage <br />can be placed without damaging the tree in the rear and also with the condition that <br />a fire wall must be installed on any wall that is within 15 feet of the house, <br />seconded by S. Ferencik, and imanimously approved. Variance granted. .. <br />4
