<br />that this lot became a through lot when Route 252 was built. Mr. Conway explained <br />that because this is considered a through lot, a 50 foot rear setback was needed <br />and since the rear line is now actually on the side, there was some confusion <br />about the interpretation, however the members had no problem with the request <br />under these circumstances since he had a hardship that he did not create. Mr. <br />Conway pointed out that a boat and trailer are shown on the plan, but are not <br />legal under the code and he wanted it specified that these are not part of the <br />variance request. B. Grace moved to approve the request for encroachment of <br />structures into the through lot setback: a 5 foot variance for addition, a 35 <br />foot variance for garage and a variance for a 6 foot fence entirely in the <br />setback: also a 2 foot height variance for a garage; and a special permit to add <br />to a non conforming dwelling with the notation that the storage of recreational <br />vehicles on the property is not permitted for Robert G. Sharp, 25407 Butternut <br />Ridge, seconded by J. Maloney, and unani.mously approveda Variances and special <br />permit granted. <br />12. Mary Hovancsek, 24424 Tain Circle. <br />Request for variance (1123.12). Request' 1 foot side setback variance to <br />construct addition, and request 5 foot, 5 inch variance for distance between <br />dwellings. Violations of Ord. 90-125, Section 1135.07(a). Also request special <br />permit to add to non-conforming dwelling. Special permission required Ord. <br />90-125, Section 1165.02(b)1. <br />Chairman Gomersall called a11 interested parties before the Board. The oath was <br />administered to Mrs. Hovancsek who explained that they were adding to the family <br />room. The members had no further questions. B. Gomersall moved to grant to Mary <br />Hovancsek, 24424 Tain Circle, a 1 foot side setback variance to construct an <br />addition and a 5 foot, 5 inch variance for distance between dwellings and a <br />special permit to add to a non-conforming dwelling, seconded by B. Grace, and <br />unanimously approved. Variances and special permit granted. <br />13. Living Rooms Plus, 23786 Lorain Road. <br />Request for variance (1123.12). Request 24 square foot variance for sign area of <br />max-irmnn allowed for a business use. Violation of Ord. 90-125, Section 1163.11(a). <br />Chairnian Gomersall called a11 interested parties before the Board. The oath was <br />administered to Mr. Hixon, sign contractor, who explained that a wall sign was <br />needed because there is no identification on the building and many customers <br />think that business is part of the adjacent furniture store. The members agreed <br />that it was confusing. J. Maloney moved to grant Living Rooms Plus, 23786 Lorain <br />Road, a 24 square foot variance for sign area of maximtun allowed for a business <br />use, seconded by R. Gomersall, and tmanimously approved. Variance granted. <br />14. <br />View Point at North Olmsted Golf Course, west of Can <br />Butternut Ridge Road and I-480. <br />Request for variance (1123012) Request special permit to have construction <br />trailer on property. Special permission required Ord. 90-125, Section 1123.06(a). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Bower and Mr. Artino, representing Shore West Construction, <br />who presented a photograph of the trailer. It was clarified that this was a sales <br />office, not a construction trailer. It must remain on the property until the <br />models are built which should be approxima.tely 12 months. Mr. Gomersall pointed , <br />out that usually trailers are allowed for a 6 month period. Mr. Grace pointed out <br />that at this time of the year 12 months might not be excessive. Mr. Gomersall <br />stated this trailer is not as objectionable as most are. B. Grace moved to grant <br />the special permit to ha,ve a construction trailer on the property for View Point <br />Road and south of <br />5
