..? , ?..,. <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Ms. Shield and Mr. Creadon, joint owners of the two sublots, and <br />Mr. and Mrs. Koberna, neighbors. At this point, Mr. Gomersall gave the applicants <br />the option of withdrawing until the next meeting since 1 member must abstain from <br />voting and it will take 3affirmative votes to approve a request and if this is <br />denied the proposal cannot be re-submitted for one year unless the request is <br />reduced by 25%. Mr. Gomersall pointed out that this was a large building. Mr. <br />Creadon and Ms. Shields decided to go forward with the hearing. Mr. Creadon <br />stated that the building will be 30 by 60 feet and 30 feet will be a shop area, <br />he will be working on and storing his own vehicles, two classic cars, a van, and <br />a 16 foot boat. He also plans to purchase a bigger boat and a Winnebago. He anly <br />works on his cars and thosE of his mother and fiancee. He previously received a <br />variance for a property on Bradley Road but that property was sold. There will be <br />an attached garage on the house that they will be building. Mr. and Mrs. Koberna, <br />the neighbors next door, objected because the building is oversized for the <br />neighborhood; it will be larger than their house; and it will be visible from all <br />of their windows. Ms. Shields stated that the siding and shingles on the out <br />building will match the house exactly, and it would be about the same as looking <br />at a house. They have left as many trees as possible and will be planting more <br />shrubs and trees. Mrs. Koberna suggested placing this building on the other side <br />of the lot. It was clariFied that the two lots would be joined so that both <br />structures would be on one lot. Mr. Creadon explained that the other side was <br />totally wooded, and since this portion had been partially cleared before the <br />trees were smaller. The KoUernas objected that they had not seen the plans. They <br />were shown the elevations, the plans were explained, and it was clarified that <br />this was not going to be a pole barn. Ms. Shields offered to put in some false <br />windows if the Kobernas wanted them. Councilman Nashar stated that the Kobernas <br />would like some landscaping installed around the building. Ms. Shields plans to <br />put in some mountain laurel across the lot. Mrs. Koberna advised that she has <br />letters from other neighbois objecting to the building and they also want to see <br />a plan of the landscaping with some pine trees as well as the mountain laurel <br />planted to screen the builcling. Ms. Shields advised that they plan to store the <br />builcling materials in the out building while the house is Lmder construction and <br />utilities wi11 be brought into the building. Mr. Gomersall suggested that the <br />applicants start talking to their neighbors about their plans. Mr. Creadon <br />advised that a well will be installed, but they have agreed to pay per lineal <br />feet for any water lines which must be installed if Broxburne is developed beyond <br />their property. N1r. Gomersall stated that this is a huge variance, and he <br />probably would not vote for it as it is now. He suggested they talk with their <br />neighbors. The applicants agreed to withdraw their request until the next <br />meeting in order to meet with their neighbors. Request withdrawn until November. <br />11. Kevin T. Lehane, 23804 Amesbury Drive. <br />Request for variance (1123.12). Request a 30 foot, 8 inch rear yard variance to <br />construct an addition. Violation of Ord. 90-125, Section 1135.08(a). Also request <br />a special permit to add to non-conforming dwelling (rear setback). Special <br />permission required Ord. 90-125, Section 1165.02(b). <br />Chairman Gomersall ca.lled all interested parties before the Board. The oath was <br />administered to Mr. Maloney, attorney, Mr. Lehane, and Mr. Sperli, the builder. <br />Mr. Gomersall stated that the addition is too big for the lot and pointed out <br />that this will be a solid wall adjacent to the neighbor's property. Mr. Maloney <br />stated that there is a vacant lot to the rear which, they believe, is landlocked. <br />The members checked the lot on a parcel map. It appeared that this property <br />belonged to the school board. Mr. Sperli explained that 14r. Lehane's wife will <br />4
