The building will be divided, the rear is to be used for <br />storage since they own 4 vehicles, a 16 foot boat and trailer, and plan to buy a <br />recreational vehicle, the front area is for a work shop, but there are no plans <br />to do commercial work which is illegal, Mr. Creadon only maintains his own cars, <br />his mother's car and Ms. Shield's. She pointed out that he also did his own body <br />work including painting. Ms. Shields stated that they do not want to do this work <br />in an attached garage because the dirt and fiimes would get into the house and <br />that a two car garage would not be large enough to park their vehicles inside. <br />She maintained, that considering the size of the lot and the rnunber of vehicles <br />that they maintain, the size of the out building was justifiable. They will start <br />construction of both build.ings at approxima.tely the same time, the out building <br />will be finished in two weeks and the house will take 6 months. They intend to <br />store building ma.terials and tools in the building since there are trespassers an <br />the property now and are concerned about vandalism. Some of the,finishing work <br />will be done inside this building since the house will be built during the <br />winter. The location of the Kobernas' house was shown on the drawing and she <br />noted that the far back side of their house is approximately where the front side <br />of this building will begin. They also want their house as far away from the <br />Kobernas' as possible since the Kobernas' windows will overlook their home. The <br />Kobernas' home is set farther back than the houses to the east thus blocking the <br />neighbors' view of this building. She explained that they have planted 22 <br />arborvitaes which will cover the 60 foot building and will grow to be 30 feet <br />high and 4 feet in cliameter. More landscaping will be installed after the <br />bw.ldings are completed and will include: corkscrew willows along the bank, <br />flowering pears, and mouratain laurel. They had previously advised Mr. Koberna <br />that he could continue to landscape the property east of the creek which is <br />actually theirs as long as he would sign doctunents to prevent adverse possession. <br />The Kobernas' did not schedule a meeting with the other neighbors as they offered <br />at the last meeting, and Ms. Shields was rebuffed when she asked to meet with <br />neighbors individually. She maintained that the neighbors did meet at the <br />Kobernas' with their Councilman, bu.t they were not invited. Mr. Creadon stated <br />that if this variance is not granted, they will have the lot subdivided into <br />three, fully developed 60 foot lots which will be sold. All the neighbors listed <br />above spoke against the proposal stating many objections: the building is larger <br />than some of their houses, it looks like a warehouse and will have a 12 foot <br />garage door; (at this point Chairman Gomersall administered the oath to all <br />present) a subsequent ownex could run a business out of this buiTding, and it is <br />frequently hard to prove that a business is being conducted; there is another <br />barn in the neighborhood which is an eyesore and a neighbor had to request a <br />variance for a taller fence to block the view; an oversize building will ruiri the <br />park like setting of the area; builcling is too big for the neighborhood since <br />since most of the lots and homes are smaller; there will be noise coming from the <br />work shop; other people ha.ve hobbies and vehicles, but they do not ask for <br />oversized buildings; if this is granted it would set a precedent when other <br />vacant lots are being developed; they believe that the zoning codes should be <br />followed; that the owners should have looked into the zoning restrictions prior <br />to buying the lots; a building this size does not belong in a residential area; <br />there could be two storie:> in a building this high; other residents store such <br />vehicles off their property; the building is behind the adjacent house so <br />neighbors will see 50 feet of wall; residents purchased homes in this area <br />because of the park like setting; this will box-in the neighborhood; it will <br />spoil the view from their decks; concerned that Mr. Creadon will work on cars <br />other than his own and might work late at night; and this structure will devalue <br />their property.
