• t,? • <br />real estate agent, citing a case where a large structure was adjacent to a house <br />that was for sale and all potential buyers asked what it was being used for. This <br />situation held up the sale of the.home and reduced the selling price. During the <br />neighbors' statements, Ms. Shields advised that the building was to be 20 feet <br />high to accommodate the garage door and to mateh the pitch of the roof of the <br />house, there would not be two stories. Mr. Creadon stated tliat the neighbors' <br />view of most of the building will be blocked by Mre Kobernas' house. Ms. Monahan, <br />the former owner of the property, pointed out that the value of this home would <br />be substantially higher than the others on the street which should positively <br />affect real estate values and that this building will look like the house, it <br />will not look like a barn. She suggested that the next door neighbor may have <br />influenced the other residents and pointed. out that his house is almost on the <br />property line. The Board should consider that the property is secluded and there <br />are plans to landscape it. Ms. Shields stated that, after the axborvitae mature <br />and the other plants are-installed, very little of the building would be visible, <br />there will be a solid green wall. If they did attempt to rum a business, it could <br />be shut down immediately. A1so, Mr. Creadon works a midnight shift, seven nights <br />a week, so he would not be working late at night. Mrs. Koberna pointed out that <br />they had stated lefore that he was going to retire. Ms. Shields responded that he <br />did not work on cars at night; she will be living in the house and does not want <br />to look at an eyesore eithero They had tried to find a property with a storage <br />building on it, but had not been successful. Mr. Gomersall and Mr. Maloney agreed <br />that this building is too big for a residential neighborhood. Mr. Grace stated <br />that it would look like two houses on one lot. B. Grace moved to grant a variance <br />to construct an accessory building (detached ga.rage) prior to building house and <br />to grant a 5 foot height varianee and a 1,570 square foot area variance to <br />construct detached garage. (Attached garage will be constructed wi.th dwelling). <br />The request had been continued from meeting of October 7, 1992 for R. Creadon and <br />M. Shields, s/1 13-134 Broxbourne Road. This is in violation of Ord. 90-125, <br />Sections 1135.02, 1135.02-c-1 and 1135.02-c-3, seconded by J. Maloney. Ro11 call <br />on motion: Grace, Maloney, Purper, and Gomersall, no. Motion failed to pass. <br />Variances denied. <br />2. James and Nancy Blagg, 4665 Fleharty Road. <br />Request for variance (1123.12). Request 10 foot front setback variance to <br />construct porch. Violation of Ord. 90-125, section 1135.06(a). <br />Chairman Gomersall ca.lled a11 interes.ted parties before the Board. The oath was <br />administered to Mrs. Blagg, owner, and Mre Biggert, contractor. It was clarified <br />that this would be an open porch with a roof over it. The members had no problem <br />xv-ith the request. W. Purper moved to grant the request for James and Nancy Blagg, <br />4665 Fleharty Road, for a 10 foot front setback variance to construct porch, <br />seconded by J. Maloney, and unanimously approved. Variance granted. <br />3, Thomas G. Graves, 4021 Winton Park Drive. <br />Request for variance (1123.12). Request variance to install fence in 50 foot <br />front setback of adjacent property. Also request 18 inch height variance for <br />fence in corner lot setback. Violations or Ord. 90-125, Section 1135.02 . <br />R. Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Vasil, representing Mr. Graves, and Mr. Cory, a neighbor, who <br />stated that he had no problem with the fence but was concerned that it might <br />encroach onto his property since there is soMe encroachment at present. It was <br />clarified that this would be a 4 foot chain link fence with black vinyl coating. <br />Building Commissioner. Conway advised that no survey is required, _but the <br />home owner is expected to know where his lines are. If A7r. Cory is concerned that <br />3
