<br />Mr. Kipp and Mr. Baker presented plans to renovate the former Lorain Columbia <br />Hardware Store to make it more compatible with the.adjacent businesses. Nost of <br />the Thomasville Galleries usually have blue ba.cklit canopies with their name <br />imprinted on it across the front of the building. However, they had been advised <br />that the city was not in favor of backlit canopies. The building was originally <br />designed to be subdivided so two of the existing doors will be bricked-in, and <br />the double door which is slightly off center will remain. Since this door is off <br />center, their architect suggested that this portion of the mansard should be <br />stepped up to 12 feet at the highest goint so the door will be centered tmder the <br />higher part. The shingles on the mansard wiil-be beige, the front of the existing <br />building is a light tan brick with gray metal sides, they may change the color <br />later. The signs have a dark blue background with white letters with a gold <br />plaque behind the letter "T". Building Commissioner Conway pointed out that the <br />sign outline shown on the plans is larger than 4 foot by 18 foot which would not <br />conform, and the architect ha,d advised that this was the size of the signage. Mr. <br />Kipp stated that this was not correct, the actual size of the sign was shown in <br />the sign package (attached to the plan). Mr. Baker advised that the 4 by 18 foot <br />sign had been approved and clarified.that the color of the singles was more of a <br />brown than a beige. Mr. Kipp further explained that there was a 4 foot canopy <br />PXjsting on the building, and the new mansard will.be 8 feet and then stepped up <br />to 12 feet. Mr. Orlowski stated that this be another Habitat, and would look like <br />a bill board sitting on top of a buildingo he is concerned that -a precedent is <br />being set and these mansards will appear all over the city. Mr. Ba.ker explained <br />that the architect believed that these proportions would be better with a 4 foot <br />sign, and 4 feet above and 4 feet below it. The members are concerned tha.t 12 <br />feet would be too much. The developers agreed to the 8 foot mansard in order to <br />expedite their opening. In response to questions, they explained that the <br />mechanical units will not be visible; there zsill be no exterior changes to the <br />site plan; and the existing pole sign will be removed. The members discussed <br />whether the proposal would have to return to the Conunission after the <br />Architectural Board's review. P?`,r. Skoulis would like this returned to the <br />Conunission if the A.R.B. recommends anything higher than 8 feet. A. Skoulis moved <br />to refer the proposal to renovate the existing canopy and brick-in the two <br />PXjsting doors for Thomasville Home F.irnishings by Baker, 24869 Lorain Road, to <br />the Architectural Review Board with the provision that they submit a rendering <br />showing an 8 foot mansard in plaee of a 4 foot mansard and that if the <br />Architectural Review Board decides on anything other than 8 feet that this <br />proposal must return to the Plann;ng Commission and also request that the <br />Architectural Review Board examine the rest of the building as to whether or not <br />they believe there needs to be any updating of it and also to review the existing <br />landscaping to determine if they would suggest any improvements, seconded by L. <br />Orlowski, and unanimously approved. <br />IV. NEW DEVELOP=S AND SUBDIVISIONS: <br />1) Cirmamon Woods Assembly, Lot Split and Dedication Plat. <br />The proposal is to combine Permanent Parcel Nos. 234-8-2, 234-8-6, 934-8-8, <br />234-11-23 through 45, 234-11-64 through 84, 234-11-108 through 127, and 234-13-27 <br />into one (1) parcel for development purposes. The proposed plat also includes a <br />lot split designated as Block "A", the platting of previously split and recorded <br />Permanent Parcel No. 234-13-28 and Dedication for record purposes of Cinnamon <br />Way, which abuts and continues from the westerly end of previously dedicated <br />Service Road "A" as recorded in Voltune 218, Page 83 of Cuyahoga County Map
