<br />Records. Location is west off Barton Road at the south corporate line, which is <br />the previously approved site of Christ The King Community. Zoning is Mixed Use <br />entirely. <br />Mr. Grendell, attorney, presented plans and explained that a portion of this <br />property is divided into 55 sublots and also there is one lot which is owned <br />privately by A7rse Neibush, but the County Auditor has refused to recognize this <br />as a separate parcel even though the deed did get recorded illegally. Block "A" <br />shown on the plan is Single Family property facing Barton Road and is not part of <br />the Cinnanon Woods development. Consequently this property will be divided into 3 <br />lots, the one for Mrs. Neibush, one as Block "A", and the remainder for Cinnamon <br />Woods. Mr. Skoulis clarified that after this subdivision, all of the property <br />will belong to Hennie Homes temporarily. Mr. Grendell agreed that this was <br />correct and that as the buildings are dEVeloped the property wi.ll be transferred <br />to the Condor,iinium Association in phases, possibly in groups of 2 or 5 buildings. <br />At the same time the main street is to be dedicated, but the other streets wi.ll <br />remain private. City Engineer Deichmann stated that this plat does follow the <br />development plan. B. Gorris moved to approve the combination of Permanent Pareel <br />Nos. 234-8-2, 234-8-6, 234--8-8, 234-11-23 through 45 and 234-11-64 though 84 and <br />234-11-108 through 127, 234-13-27 and 234-13-28 into one parcel, seconded by L. <br />Orlowski, and tmanimously approved. B. Gorris moved to subdivide the above listed <br />parcels into 3 parcels, one being 234-13-28, which is our understanding was <br />illegally subdivided and is not recognized by the county at this point and is. <br />currently the site of a building owned by Mrs. Neibush, the second parcel will be <br />block "A" and the said parcel will front on Barton Road and will approximate 208 <br />feet across and 420 feet deep; and the third parcel to be the remaining land <br />which borders Cinnamon Way, a.k.a. Kings Highway and are the remaining parcels <br />that are left from the original block that had just been assembled, seconded by <br />L. Orlowski, and unani.mously approved. <br />2) Cleveland Electric Illurrinaring Company Assembly and Lot Split Plate <br />The proposal is to combine ,and re-subdivide all or part of Permanent Parcel Nos. <br />237-5-1, 237-5-3, 237-5-23 and 237-7-18 into two (2) parcels, neither of which <br />conform to the Zoning code Requirements: Parcel "A" frontage (David Drive) is <br />less than 150 feet, and Parcel "B" area is less than 40,000 square feet. Location <br />is the south side of Lorain Road between Brendan Lane and David Drive. Zoning is <br />split with all of Parcel "B" and most of Parcel "A" being zoned Retail Business, <br />General; a small triangular section at the rear (southeast corner) of Parcel "A" <br />is zoned 14ultiple Residence. <br />A7r. Burskin, representing the Illuminating Company, explained that the forner <br />North Olmsted Service Center has been closed for approximately 2 years and is <br />currently leased and, as part of the proposal to sell the property, they must <br />retain an additional 20 foot on the southerly side of block "B" -with the <br />remaining pa.rcels to be combined into block "A" which is now 5 separate parcels. <br />He clarified that the southerly- property line will be moved south 20 feet. Block <br />"B", their substation, wi.ll be retained, block "A" will be sold. City Engineer <br />Deichmarm advised that the zon-ing li.ne cuts through a relatively small portion on <br />the south east corner of b.lock "A". This will not be creating a split zoned <br />parcel since the situation already exists. Assistant Law Director Dubelko stated <br />that there would be a problem witli creating a General Retail lot whose only <br />access is on Brendan Lane (a. residential street) since the only access to Lorain <br />Road «as through block "B"o The meznbers agreed that the parcel should be rezoned <br />prior to subdividing the property. Mr. Burskin questioned if it would be possible <br />to grant an easement to Lora.in Road through block "B". PZr. Thomas advised that <br />this would be similar to the situation at Bob Evans when Hyper Store went in the <br />6
