Gorris, <br />and imanimously approved. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Cleveland Electric Illiuninating Company Assembly and Lot Split Plat, <br />Resubmission. <br />The proposal is to combine and re-subdivide a11 or part of Permanent Paxcel Nos. <br />237-5-1, 237-5-3, 237-5-23 and 237-7-18 into two (2) parcels. This revised <br />proposal was origina.lly reviewed by Planning Commission on January 12, 1993. <br />Proposal was withdrawn by the developer at the Planning Comnission meeting of <br />March 23, 1993. <br />This request had been withdrawn by the developer. <br />V. COMMUNICATIONS: <br />Mr. Conway had requested approval of several minor changes. <br />Stemner's Auto Body was requesting to construct a 4 foot 6 inch by 10 foot <br />addition to the front of the existing building which would require a vaxiance. <br />The Architectural Review Board objected to the addition being considered a minor <br />changed and wanted it to be heard formally as an agenda item. <br />Michael's Flowers and Crafts, Great Northern Boulevard, is requesting to remove <br />the vestibule entry and the existing mansaxd of the old Office Warehouse and to <br />replace the entry with 7 panes of glass and extend the mansard which is the same <br />as the one on the adjacent stores across their unit. The new entry will be <br />relocated to the middle of the unit and will include two.entry doors and three <br />sets of windows. A trash compactor will be installed beside the existing loading <br />dock, but will not affect the parking. .Mr. Conway explained tha.t the rest of the <br />center had received approval of a imiform mansard, but this tmit was not <br />included. The Architectural Review Board had requested that the stone work on <br />front of the store be removed and replaced with an the alternating brown and <br />beige brick that is on the adjacent Rini's unit. The A.R.B. believed that there <br />is too much copy on the sign and they would like to review it at the next <br />meeting. Mr. Glass, contractor for rZichael's, advised that the stone work on the <br />right side was to be removed, but the stone on the left side was to have <br />remained, he did not believe that the owners would object to removing it. Mr. <br />Conway stated that their sign contractor rnust make application for the sign and a <br />variance might be needed. The members agreed that no formal presentation would be <br />required as long as they complied to the recommendations of the A.R.B. Mr. Glass <br />stated that the bronze mansard and window frames would be more consistent to what <br />is on Rini's. <br />Clark Oil is now requesting a second change to the canopy that was previously <br />approved by Planning Comnission, they now want to revert back to the origina.l <br />plan approved by the Courts but instead of a"T" shaped ca,nopy they want a <br />rectangular one. It was clarified that the Planning Commission had approved the <br />canopy, but the Board of Zoning Appeals had denied the variance. Since they are <br />not changing their punps they want to go back to the 47 by 50 foot canopy but not <br />"T" shaped with the 72 foot setbaek approved by the courts. Mr. Gorris has no <br />problem with the request, but he would like the Law Department to review to <br />determine if there would be any problem with the courts. <br />Cinnamon Woods would also like to alter a 2 bedroom ranch unit to increase it to <br />a 3 bedroom unit by moving out the side- and back of the homev There will be very <br />little change to the front of the structure. The members agreed that there would <br />be no problem imless there was a code violation. <br />5
