<br />The Commission has also asked the developer to indicate pedestrian access and <br />circulation on this property from Broolcpark Road and also between Chi-Chi's and <br />Finast to their property and that these walkways can either be raised sidewalks <br />and/or striping, and that when thi.s returns the Comnission asks that a-traffic <br />survey be provided showing the safest possible way to accommodate the existing <br />traffic and any additional traffic on the northernmost access road, seconded by <br />L. Orlowski, and tmanimously approved. -During the framing of the motion., Mr. <br />Gorris asked Mra Papandreas to have the plans for the final disposition of the <br />free standing A.T.M. building which if it is not ta be used within a short period <br />oi time, should be demolished or rer.ioved. Also during the motion, Mr. Gorris <br />brought up a complaint about shrubbery which blocked visibility to the Brookpark <br />entrance, however this entrance does. not belong to the shopping center. Mr. <br />Conway will look into it. Mrs. 0'Rourke had questions about traffic coming into <br />the Mall, and again this is no longer controlled by the shopping center, but Dir. <br />Conway advised that the mall pa.rking lot plan is to be reviewed in the near <br />future and this can be addressed at that time. <br />4) Canterbury Anima.l Hospital, 26135 Lorain Road. <br />Proposal to convert existing house to veterinarian clinic. <br />Referral to the Board of Zoning Appeals will be required. <br />Mr. Burik, architect, explained that Dr. Kundu had purchased the house which is <br />in a commercial area and he would like to convert it to an animal hospital. There <br />will be no drastic changes in appearance9 parking will be added in front and <br />back, the front steps will be repaired, and a handicapped ramp will be added an <br />the back. Variances will be required for side yards of the drive and parking. <br />Building Commissioner Conway clarified that the.structure itself is only 4.5 feet <br />off the side property line and it is necessary to have an 18 foot wide drive on <br />the other side, leaving no room for the.10 foot side yard landscape buffers, also <br />one of the parking spaces in the front is not 20 feet from Lorain Road. Five <br />parking spaces are required by codE and 10 are shown on the plan, space rrumber 10 <br />is for handicapped. Dr. Kundu would prefer to keep the 10 spaces and noted that <br />this parking is in line with the bank's next door. The members preferred that <br />this space be eliminated. The house will retain its residential character. No <br />arLmals will be boarded, the only animals to be kept overnight are those who are <br />in for treatment. Mr. Conway pointed out that this would be a good plaee to have <br />animalS since the property is between Lorain and Brookpark Roads. There are no <br />dumpsters pTanned, the medical waste will be kept in a special container inside <br />the office until it is removed by a certified contractor. B. Gorris moved to <br />refer Canterbury Animal Hospital, 26135 Lorain Road, proposal to convert existing <br />house to a veterinarian clinic,. to the Board of Zoning Appeals with the <br />recornnendation that all variances be granted with the exception of the front <br />landscaping buffer (parking space rnnnber 5 should.:, be eliminated) and this <br />proposal will then be referred to the Architectural Review Board prior to <br />returiLing to Planning Commission, and ask that the Architectural Board pay <br />particulax attention to the landseaping on the lot,. especially the area of <br />parking space number 5 if it is eliminated and that the sign package should be <br />submitted to that board. Also refer this proposal to the forester for his review <br />of the trees, seconded by L. Orlowski, and unanimously approved. During the <br />framing of the niotion, it was clarified that the location of the sign was noted <br />on the plans, but no plans had been submittedo Also the trees were discussed and <br />Dr. Kundu stated he would like to remove the.tree in the front since it would <br />give better exposure, hawever the members would like the forester to review a11 <br />the trees to see if any can be saved. <br />5) Halleen Chevrolet, Inc., 27932 Lorain Road. <br />Proposal to renovate building and to construct two small additions. <br />5
