? <br />Mr. Gorris noted that if this information could not be obtained in time for the <br />next meeting, the proposal could be tabled until it could be obtained. L. <br />Orlowski moved to table the Ice Cream Parlor/ Restaurant, 27045 Lorain Road, the <br />proposal to construct a new building (the existing building will be demolished) <br />until the following information is submitted: 1) An accurate drawing with <br />dimensions that depicts, in a very accurate way, the actual location of Mr. <br />Benik's property in relation to Whitethorn Avenue, Lorain Avenue, and surrounding <br />properties which touch the Benik property and those across from the Benik <br />property. Specifically the properties on either side of Mr. Benik's lot, where <br />the cuts or driveways are into the ma.in roads, including the Whitethorn/ Lorain <br />Road Dunkin Donuts' property, where it stands in relation to Toys 'R Us, <br />Surmyside Honda, and the small strip of stores jaest of Toys 'R Us. The Conuni.ssion <br />is most definitely concerned with the Whitethorn and Lorain Road area. The <br />Commission would like very accurate detailed drawings shocai.ng this area since it <br />will have great bearing an tha safety, egress of this driveway and would help us <br />to formulate ideas as to how traffic can best be controlled and what the best <br />floNa of traffic froin this property onto Whitethorn and Lorain Road might possibly <br />be. 2) In relation to nunber 1 above, we would like to make sure that all tuming <br />radii are possible, especially, but not limited to, the ingress on the eastern <br />driveway and the -turning radii to the internal drive which crosses in front of <br />the building. 3) Al1 grades and drainage should be shown for this property. 4) <br />All building dimensions, location, sizes and heights are to be shown. 5) The <br />('.nmmi cci nn LTMflrl l i ka tn maka cutr'P rhar the Fi re Denartment 3DD8.r3tllS 3CC@SS Of <br />this parcel is possible. 6) If there is to be any signage, it should be shown <br />where this is going to be proposed, wwhat size and composition of the signage. 7) <br />The Commission would like to see a more accurate dra«i.ng of the landbanked <br />parking spaces in the front. The northwest landbanked space is not feasible and <br />cannot be considered. The landbanked spaces referred to are the 5 spaces shown <br />which are north of the building, they are straight in parking spaces which are <br />not considered to be accessible as drawn from the 10 foot driveway. It would <br />appear that angled parking spaces in the same area allotted to the five 90 degree <br />spaces, would only allow 4 at this area. 8) The handicapped space should be moved <br />to the east side of the building so that the actual access to the building for a <br />handicapped individual is more accessible. 9) All utilities, gas meters, etc. <br />should be shown with proper landscaping and/or screening of these. 10) All <br />H.V.A.C. units and exhaust duct work for the kitehen are to be shown with proper <br />screening an the building. This information must be shown in a maruzer to provide <br />proper screening of all equipment from Lorain.Road, to make this information <br />easily discernible to the Commission and to determine, if possible, the adverse <br />impact of the smoke generated from the restaurant on the neighboring properties. <br />11) An adequate dumpster enclosure must be sho,?an, especially the height, so that <br />the dumpster is not visible considering the close proximity to Lorain Road and <br />the openness of the property.e In relation to the height of the enclosure, the <br />dumpster should be adequately screened, especially in case of over-stuffing of <br />the dumpster with the lid in an open position. 12) The drawing should show the <br />proper curbing for this property and the type of pavement with a side cut sho«ing <br />how this is to be installed. 13) Present color samples for all colors and samples <br />of materials to be used for this project. 14) Show all lighting for the parking <br />lot and/or building. Include the height of the l.?oles, type of light to be used, <br />type of shielding, if any is proposed, for the lights, etc. 15) Accurate <br />dimensions for the entire building, the footprint, and the parcels should be <br />submitted. All drawings submitted need to show all pertinent information as it <br />relates to the Zoning Ordinances of North Olmsted. During the discussion of the <br />motion, TTr. Agnew asked if the CoimLission was requesting working drawings. T7r. <br />Benik asked if they had not followed the codes and the ordinances. Mr. Conway
