He believed that having handicapped spaces across the drive was a <br />common practice in every strip center except that in this instance the drive is <br />only 12 feet wide instead of 30. To eliminate that lane, the concrete would have <br />to be ripped up, trees removed, and re-asphalted. With the suggested <br />configuration, if two cars were at the menu board, the other cars in line would <br />block the cars parked next to the building. He believed that suggested plan was <br />the best for the business. Nir. Thomas would still like to see an expanded site <br />plan, since even if the drives are the same, he does not remember where they are. <br />He would also like the statistics regarding this facility submitted by the <br />corporation itself. In response to questions, Mr. Pusti explained that there <br />would be enough parking even though one parking space had to be eliminated <br />because of the tree since there was ample room; that the dumpster is enclosed <br />with a board on board fence; and that the pole sign would be replaced with a <br />monument sign. r1r. Skoulis would like to see a rendering of the mornunent sign. <br />111r. Pusti will bring this in later. He also advised that the principals in the <br />Ohio corporation are Bill and Karen Hunt and Millie Harley. The restaurant will <br />be open from 11:00 a.m. to 10:00 p.m., seven days a week. No exterior lighting <br />will be changed. Mr. Conway advised that he is not aware of any recent complaints <br />regarding this property. Mrs. Dzuban, a resident, was only concerned if there was <br />to be a driveway on Ranchview. She was advised that they are not. Mr. Tallon <br />suggested if the parking spaces were moved over next to the building, the drive <br />thru lane could just be painted on the asphalt and there would still be room to <br />stack 5 cars. Mr. Pusti is still concerned that parked cars could be blocked and <br />there could be accidents between cars backing out and cars in the drive thru. Mr. <br />Tallon understood that this configuration was approved at one time, but pointed <br />out that it was not only the handicapped spaces he was concerned about, but <br />pedestrians crossing the drive. Vice Chairman Orlowski stated that the Commission <br />has been adamant about having handicapped spaces as close to the building as <br />possible. Mr. Skoulis gave NcDonald's handicapped parking as an example, but Mr. <br />Thomas pointed out that they had two driveways which made it easier. After <br />studying the plan, Mr. Tallon explained to the members that with the directional <br />parking, cars could get blocked in with 6 cars stacked behind the Menu board and <br />agreed with Pir. Pusti that this plan works best for this site. Vice Chairman <br />Orlowski was not sure it would be that much of a problem. In response to Mr. <br />Thomas's questions, Mr. Pusti advised that he was not sure how nany employees <br />were on a shift, that 94 seats were being proposed, and Mrs. Hunt estimated that <br />there would be about 10 employees at one time and that th2re were approximately 2 <br />or 3 truck deliveries a week, and that therz was a specific supplier for <br />everything except the chicken which is purchased locally. In response to Vice <br />Chairman Orlowski's questions, City Engineer Deichmarm advised that there were no <br />plans for a traffic signal at Ranchview Avenue. A. Skoulis moved that the Rollo <br />Pollo Restaurant proposal at 25730 Lorain Road be tabled until such time as the <br />developer can cone back with modifications regarding the roof sign, for size, <br />color, and size of the letters; until such time as he can present a rendering of <br />the monument sign; and to come up with a new configuration for the handicapped <br />parkirg area so that, if at all possible, the handicapped parking is up against <br />the building. A1so that the developer present a drawing of all contiguous <br />driveways as well as those across the street within 500 feet of this driveway; <br />that the revised plan give the location of the tree and an exact accounting of <br />all parking spaces. The developer should also present material samples and color <br />chips of all building material; and ask that Rollo Pollo present the various <br />statistic on traffic that were requested earlier, seconded by R.
