Cha.irman Gomersall called all interested parties before the board. The oath was <br />administered to Mr. Gilbert, representing Rally's, Mr. Wasserman, sign <br />contractor, and Mr. Acciarri, architect. It was clarified that there is a revised <br />request that was submitted separatelya Mr. Gomersall advised the representatives <br />that pole signs are prohibited; and that the board has only granted variance to <br />replace the faces in an existing.sign. This is an unusual property and is at a <br />busy intersection, and he does not believe that there will be an identification <br />problem. Mr. Gilbert presented a rendering of an alternate mornunent sign which <br />will be installed at the same location and will not have the changeable copy <br />portion. Building Conrnnissioner Conway checked the location and was concerned <br />about visibility, and advised that they would only need a 2 square foot variance <br />for total sign area. The directional signs would still need a variance. Mr. <br />Conway advised that the A.R.B. must still approve the color since there have been <br />concerns about color and he noted that they had previously recoirIInended a wall <br />sign. Mr. Gilbert stated that he can change the color of the base to Ming Red <br />which was approved, but the sign face is standard. B. Gomersall moved to grant <br />the request of Rally's Restaurant, 27208 Lorain Road, for a 2 square foot <br />variance for total sign area for the signage on the building and monument sign <br />and the location variance for the 4 directional sign which encroach in the 10 <br />foot setback from the right o€ way arrd for one of these which also encroaches on <br />the 15 foot side property line serback on Dover Center Road with the stipulation <br />that Rally's return to the A.R.B. for approval of the colors on the monument <br />sign, seconded by B. Grace, and imanimously approved. Variances granted. <br />8. Message Com USA, 24834 Lorain Road. <br />Request for variance (1123.12). Request 1 foot, 6 inch front setback variance. <br />from property line for ground sign. Request variance for location of sign in <br />restricted 35 foot triangular area. Request variance to have changeable copy <br />section on sign. Violations of Ord. 90-125. Sections 1163.12(b) and <br />1163.03(a)(d)e <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Ms. Fern, owner, who explained that the changeable copy would <br />probably be three lines at the bottom of the sign. 'The sign is only 6 by 4 feet <br />and about 2 foot off the ground. The members had no objections. W. Purper moved <br />to grant the request of Message Com USA, 24834 Lorain Road, for a 1 foot, 6 inch <br />front setback variance from property line for ground sign; a variance for the <br />location of sign in restricted 35 foot triangular area; and a variance to have <br />changeable copy section on sign, seconded by J. Maloney, and unanimously <br />approved. Variances granted. <br />9. James Swidrak, 23626 Clifford Drive. <br />Request for variance (1123012).. Request 10 inch side yard variance and 6 foot 2 <br />inch variance for distance between dwellings to construct enclosed porch and <br />second floor dormer addition. Violation of Ord. 1135.07(a). Also request special <br />permit to add to non-conforming dwelling. Special permit required by Ord. 90-125, <br />Section 1165.02(b)l. <br />Chairman Gomersall called all interested parties before the board. The oath was <br />administered to Mr. Swidrak, Mrs. Lancaster, and Mr. and Mrs. Lutton, neighbors. <br />Mro Gomersall explained the request and showed the plans to the neighbors. Mr. <br />Swidrak explained that he was not extend2ng the further to the side than it is <br />now and will be extending back. Mr.s. Lancaster is concerned about noise coming <br />frm the family room which is next to her bedroom. Mr. Swidrak agreed to have . <br />either fixed windows or a solid wall on her side. The neighbors to the rear had <br />no objection. J. Maloney moved to grant to Mr. James Swidrick, 23626 Clifford <br />Drive, his request for a 10 inch side yard variance and a 6 foot 2 inch variance <br />4
