Also request following sign variances: 38.5 square foot for total sign area; <br />request 3 additional wall signs for business use on kiosk; request variance to <br />have ground sign for individual store signage in shopping center to replace <br />PXlsting pole sign; 3 foot variance for setback from right of way; and 1 foot <br />variance for height of gr.ound sign. Violations of Ord. 90-125, Sections <br />1163.11(c), 1163.12(a); 1163.12(li); and 1163a12(b). <br />Chairman Gomersall called all interested parties before the board. The oath was <br />administered to Mr. Mongello, architect, N1r. Hixon, sign contractor, and Mr. <br />McKee, manager of the shopping center. Mr. Mongello explained that Planning <br />Commission had recommended that the trees that are to be installed be set back 25 <br />feet off the right of way so that visibility would not be hindered, but the same <br />rnunber will be planted. Tlie parking spaces where the kiosk is to be installed.are <br />usually not filled. Mr. Gomersall agreed that there had not been a parking <br />problesn there since the movie theater was taken out of the center. The existing <br />entry islands will be removed and planting areas will be installed. Even though <br />the Society bank building is empty, Society sti11 holds the lease and may put it <br />to another use. When their lease expires, the owner plans to remove their drive. <br />Mr. 14aloney noted that Firestone frequently stored repaired cars in that area. <br />Mr. McKee will request that Firestone.not use these spaces, there are other <br />spaces provided for them. The members agreed that there is no parking problem <br />hereo Chairman Gomersall had previously requested that Mr. Brown, the owner, be <br />present to talk about the signs since there is going to be a problem later on <br />rahen non conforming signs have to be removed. Mr. McKee noted that several signs <br />have been removed already and as the tenants move out their signs are being taken <br />out. Building Commissioner Conway advised that they would only be allowed one <br />free standing sign for this whole.development, and suggested that they talk to <br />the tenants about designing.some sort of multi-tenant sign. He suggested tha.t <br />since this is a large plaza, the board mi.ght grant a variance for more than one <br />multi-tenant sign, but doubted that the.y would approve numerous ground signs. <br />Chairman Gomersall agreed and stated that the board would like to work with them. <br />Mr. Hixon responded that they ax:e removing signs when tenants move out or when <br />their leases expire and they do have a multi-tenant sign drawn up, but they must <br />wait Lmtil more individual signs have been removed to install it. Mr. Maloney is <br />concerned that the trees might obscure the signs that are already installed. Mr. <br />McKee explained that the trees are sun burst locust with a small leaf and thin <br />trunk. It was clarified that a 13 foot front set back variance would be needed <br />for the kiosk as well as variances for the signs on it. No variance would be <br />required for the sign on the main building. They will be using the rear poles of <br />the Northeast pole sign to convert it to a ground sign which will also need a <br />variance for the setback. It was noted that the height of the sign was 6 foot <br />high and only 5 is allowed. The members had no problem with the request. Mro <br />Conway suggested that a separate motion be made for the signsm B. Gomersall moved <br />to grant to National CiCy Bank (formerly Northeast Appliance), 4608 Great <br />Northern Boulevard, their request for a variance to have 47 less parking spaces <br />than required and their request for a 13 foot front setback variance for a kiosk <br />for an ATM, seconded by W. Purper, .and unanimously approved. Variances granted. <br />R. Gomersall moved to grant to the National City Bank (formerly Northeast <br />Appliance), 4608 Great Northern Boulevard, their requests for the following sign <br />variances: 38.5 square foot for total sign area; a request for 3 additional wall <br />signs for business use on kiosk; a request for a variance to have a ground sign <br />for individual store signage in shopping center to replace existing pole sign; a <br />3 foot variance for setback from right of way.; and a 1 foot variance for the <br />height of the ground sign, seconded by J.
