He also suggested that they could add some green space on that side <br />since they will have more spacP. Mr. Thomas advised that the Commission would <br />be requiring green area in the front when they make recommendations to the <br />Board ofZoning Appeals. He asked ifthe proposed dumpster is large enough since <br />it appears to be smaller than uormal. Ms. Goodman advised that it is the normal <br />size for Wendy's. Mr. Thomas also questioned the traffic pattern for trucks <br />emptying them and Mr. ICikendahl advised that the trucks went around the <br />building and out the front and they vvill also be changing the fence. At present he <br />is negotiating with Fretters's to purchase some of their property in the rear and in <br />returu Wendy's will construct some additional spaces on their lot so that they <br />would maintain the same number of spaces. He has not recieved a response from <br />them since their business has just gone through a merger. Mr. Thomas stated that <br />in 1989 there was talk of that, but at that t'vne it was discussed, but Fretters' <br />wanted access on Lorain Road. Ms. Goodman advised that they had done a study <br />to show that they could add additioual spaces on Fretter's lot if their parking plan <br />was re-worked . This would not be shared parking, they would buy the property <br />outright and iutegrate it iuto their parking area. This proposal must go to the <br />Board of Zoning Appeals, but the Commission would like to see the revised <br />parking plan before referring it to that board. Mr. Kikendahl stated that they will <br />comply with any request of the Commission. Mr. Gorris clarified that since they <br />will be elitniuating the drive more parking could be provided, however, the <br />Commission would also like as much landscaping added as possible. Mr. Conway <br />advised that if the drive is eliininated and they can add enough parking, the only <br />variance would be for the landscape buffers around the perimeter of the lot. They <br />will ueed a sign variance for a second wall sign, but sign packet was just recieved <br />and he does not have all the specifics as yet. After some cliscussion, it was decided <br />to hold a special meeting on March 29th, in order to study the revised plans and <br />make recommeudatious to the Board of Zoning Appeals. W. Thomas advised that <br />when they return they should Uriug a revised parking plan , a detailed laudscape <br />plan, and it was his opinion that no recommendation for the variance should be <br />given unless they eliminate the existing pole sigu and replace it with a ground sign. <br />Mr. Kikendahl's only concern about that was that a ground sign might interfere <br />with visibility. W. Thomas asked hvn to tiy to come up with something. Mr. <br />Miller asked if there was ta be any outdoor seating on the north side and <br />questioned if there would not be some landscaping around the new cooler. Ms. <br />Goodman advised that there would be no outdoor seating and t]iat the new cooler <br />would be 12 by 24 or 26 feet and there would be some landscaping . Mr. Miller <br />would like laudscaping or buffering around the cooler. Mr. Thomas requested that <br />the inaterials for the trash enclosure be indicated on the new plan along with all the <br />changes discussed tlus eveuing. Since the uext meeting will be only for the Wal- <br />Mart proposal, it was decided to hold a special ineeting on March 29th in order to <br />be able to forward tlus to the Board of Zoning Appeals on April 6th. Mr. Goi7-is <br />advised that they would need a new site plan incoiporating more landscaping, the <br />possiblilty of a ground sigu should be explored, the location of the dumpster
