N1r. Rego, representing Riser Foods, the owners, aud arclutects G. Draeger, C. Draeger and D. <br />Saleet. N1r. Draeger advised that in 1991 they had presented a new remodeled front ou the Cn-eat <br />Northern Boulevard store, that approval has expued and now they are returning with a new <br />redesign of the elevation, including a new 13 by 10 foot addition extending the doors to the south <br />aud a totally uew store front. He presented an elevation and a picture of another store with the <br />same design. He explained that the green will be the same as is existing on the entire center uow. <br />The extension will also have the uew Rego Riui Marketplace sign. Building Commissioner <br />Conway advised that the sign will have to go to the Board of Zoning Appeals for a variance. <br />Along with tlus renovation, they will be repairing the truck dock and installing uew condensers <br />wluch will be screened in. The interior of the store will be renovated at the same time. If there is a <br />construction trailer on the site, it will be in the rear. There are changes shown to the parking lot <br />ou theu• rendering and these have been submitted to the landlord for his consideration, and ]us <br />arclutect is studying thein now. He explained that they are plauning to install a traffic light and <br />have been workiug with the Engineering Department, however, there have been some problems <br />with the ovvuer across the street. J. 1homas inoved to refer the proposal to reinodel the store <br />fiont at Rini's Supermarket, at 4700 Great Northeru Boulevard to the Arclutectural Review <br />Board for their input as well as to Safety and Engineering and ask them to look at the parking lot <br />proposal to see if they have any objections to the reconfiguration of the parking lot. It is also <br />requested that they have a detailed sign elevation for the Arclutectural Board to review, seconded <br />Uy P. Miller, and uuan.i.mously approved. <br />3) Unocal 76 Service Station, 28233 Lorain Road <br />Proposal to renovate building, construct a small addition, and add landscapiug. <br />Referral to Board of Zoning Appeals is required. <br />Mr. Ulisse, contractor, presented the plans and e}cplained that le property was on the southwest <br />corner of Lorain and McKenzie Roads. He is proposiug to extend the building approximately 30 <br />feet west and maintain the same front setback which is approxdmately 71.5 feet. They will be <br />installiug a new truss roof over the existing building and the new addition, rearrange the parking, <br />and iv.stall a trash receptacle enclosure at the rear of the building and clean up the site. He clarified <br />that the guardrail was iuside the property and they would be maintaining a 10 foot side yard on <br />the western side of the property. The guardrail runs at an angle to the property and is from 5 to 2 <br />feet away from the property line, and there are some evergreens on the properiy line. The <br />members discussed the plan privately with Mr. iJlisse. Building Commissioner Conway advised <br />that this proposal does not meet the city's parking requirements. Mr. iJlisse stated that they will <br />change the plans so that they will have 12 on site spaces and 4 inside the bays. Mr. Conway will <br />need a plan showing this, since this plan has 3 or 4 spaces, numbers 3, 8, and 9, that do not <br />comply as he noted in the a letter to Mr. iTlisse. Mr. Orlowski did not thing space number 7 <br />would work either, because it was close to a concrete step. Mr. Conway clarified that the 20 foot <br />landscape buffer that should go along McKenzie Road is only relative to where he is adding <br />parking, it is not needed adjacent to the service island and it would be needed on the west <br />property line as it relates to Loraiu Road. There would be room for a small landscape area. Mr. <br />Orlowski stated that it might be feasible to landbank 2 parlcing spaces east of parking space <br />number 10. Mr. Conway believed that a variance would be needed, since landbauking usually <br />pertains to parking that covplies with the code, once the parking crosses over the setback line he <br />4
