with Australian pines. L. Orlowski moved to approve the Great Northern Dodge proposal at <br />26100 Lorain Road, to construct an addition to existing facility which will connect two buildings, <br />including all the recommendations of the A.R.B. and the recommendations made this evening that <br />landscape screeuing be on the west side of the dumpsters as well as on the north side, since it has <br />been indicated that the dumpsters will be moved from the west corner to the center of the lot. <br />Also to approve with the stipulation that, after the addition is constructed, if the light spillage <br />that is offending the residents on Canterbury Road still exists, at that point the Building <br />Department will have the right to demand that the lights be shielded from glare and also that the <br />existing light fixture on the northwest corner of the lot which is inoperable will be removed. Also <br />that the print will be amended to indicate that the angle of the parking spaces on the west will be <br />changed to have head in parking as cars are exiting the property, not entering as shown now. The <br />motion was seconded by R. Tallon, and unanimously approved. During the motion, Mr. Miller <br />asked if it was uecessary to require an enclosiue for the junk cars on the property to conform to <br />code. Mr. Conway clarified that tlus is not a code requirement, but that tlus had been required on <br />installations that abutted residential areas. It was decided that since there was a large lot to the <br />rear wluch was fairly well screened, tlus would not be uecessary at this time especially since there <br />have been no complaints. It was determined that there was a fence, but, Mr. Shartmau had stated <br />previously that he had offered to put slats in the chain link fence when other work was done, and <br />the neighbors had not wanted it. Mr. Miller stated that some of the homes do have decks and <br />residents can see over the fence. <br />3) Unocal 76 Service Station, 28233 Lorain Road. <br />Proposal to reuovate building, construct a small addition, and add landscaping. <br />Heard by tlie Board of Zoning Appeals on July 7, 1994. <br />Mr. iJlisse, coutractor, presented the plans for a small addition on the west side of the building <br />aud a new pitched roof over the entire structure. There will be a landscape buffer along McKenzie <br />and on the rear property line and a planter on the corner which will have larger plants. A trash <br />enclosure will be constructed along the entire rear of the building. They have agreed to all the <br />recommendatious of the Arclutectural Review Board. He explained that they had chauged some <br />of the pines along McKenzie with a lower burning bush to improve visibility. Mr. Orlowski <br />suggested that some landscaping be continued along the southwest corner to meet what is existing <br />on the west side. Mr. Ulisse suggested continuing the scotch pine in that area. L. Orlowski moved <br />to approve the Unocal 76 Service Station, 28233 Lorain Road, proposal to renovate building, <br />construct a small additiou and add landscaping, including all the recommendations of the A.R.B. <br />and Planning Commission and also to request additional landscaping on the southwestem and <br />western comer by parkiug spaces 11 and 12 with some kind of conifer bush or tree to help screen <br />the neighbors, seconded by K. O'Rourke, and unanimously approved. <br />N. NEW DEVELOPMENTS AND SUBDNISIONS: <br />Barton Oaks Subdivisiou, Iu7provement Plans. The proposal is to subdivide Permanent Parcel Nos. 233-3-2, 233-3-4, aud 233-3-10, located on <br />the north side of Barton Road near the Lorain county line, into twenty-two (22) residential <br />sublots, and two non-inclusive blocks "A" and `B" parcels as approved by Plauving Commission <br />(April 12, 1994) and Council (Resolutiou no. 94-94). <br />4
