Prior to the sa1e, a small part of the golf course will <br />be attached to the Bonita Delorenzo property. Mr. Gorris clarified that shortly after the house that now <br />frouts of Butternut Ridge was built the land was platted 8 foot arou.nd the house as a separate parcel aud <br />as it stands now it would be impossible to break that land off from the golf course in order to sell it or <br />occupy it. This will realign the rear property line with the adjacent properties in the back. He further <br />stated that another land locked parcel in Olmsted Township will be attached on the southern end of the <br />golf course in order to reconfigure part of the fairway. The members have no problem with the proposal. <br />Mrs. Orr, a resident, asked if there was ever going to be an additional access, other than Canterbury <br />Road, to the golf course and noted that there was quite a bit of traffic. No other outlet is plauned. J. <br />Thomas moved to approve the subdivision of Springvale Golf Course, Parcel (236-19-11) o.wned by <br />Biddulph, Inc. into two parcels, and attach the smaller portion of approxunately .587 acres in area to a <br />parcel owned by Bonita L. Delorenzo, Trs. (236-19-8 and 236-19-17). In exchange Biddulph, Inc. is <br />receiving a 1.607 acre parcel in Olmsted Township from Bonita L. Delorenzo, Trs. Zoning is Single- <br />Family "A" entirely. The motion was seconded by P. Miller, and u.uanunously approved. <br />M. BLTII,DING DEPARTMENT REQUESTS: (Heard at this point). <br />1) Water Tower Square Shopping Center, Located on the former Sherwin Williain's property (including <br />back land of Cross Roads Automobile Dealership), on Lorain Road west of Dover Center Road. <br />Proposal to construct Shopping Center. <br />Heard by the Architectural Review Board October 19, 1994. <br />Mr. G. Papandreas, Carnegie Management Company, eaplained that they had preseuted the plans to the <br />Architectural Review Board whose comments had been mostly favorable, but that they did have some <br />comments on some minor issues. They would like some additional articulation on the north and south <br />elevation, even though the plans do call for a variety of materials on those walls, they believed that the <br />canopy should be tumed around the corners to emphasize the canopy composition; the revised plans now <br />show the image of the cauopy back an additional 20 feet to address that concern. The board further <br />requested that the dark bronze anodized store front system be replaced with a lighter color, and they <br />...,intend to submit a ligluter color providing they can match that color in the light fixtures and poles. Also <br />..the board asked that the H.V.A.C. fixtures be screened from the rear, but this had already been planned. <br />...The new landscaping plau reflects the changes suggested by the board as to type of materials and the <br />?substitution of plaut materials that would be more resistant to snow loads aud salt as well as upgrading <br />.the landscapiug at the entry points which now has beeu virtually doubled, and some rock formations were <br />added along Lorain Road and day lilies were included for color. They have also added some plantings <br />wluch will have some color year round in the planters. The mouud was extended around the north west <br />corner of Mill Road at the request of the board. They also requested that the proposed lugh pressure <br />sodium lights that were planned, be replaced with metal halide. Additionally, they have included soine <br />changes which were mentioned at previous meetings: the tower on the electrouics store has been reduced <br />by an additional foot to make the height 34 feet high; also two of the three service bays have been <br />relocated from the rear of the building to the south side to address concerns about noise coming froin <br />these areas if the doors were left open; however, he noted this is an air conditioned area and there is a <br />commitment by the ovvuer to keep those doors closed at all times. They are now negotiatiug with <br />video/book merchandiser for store "D" and they have been able to convince them to relocate the load'vig <br />2
