P.
Krieger noted that one of the bu.ild.ings in the pictures had more white on it than what is proposed
for this one which is mostly blue. Mr. Davis stated that this was a mini mart and it was gray on the
bottom. After some discussion, the members agreed that the lower section of the building should
stay white and the band could be extended across the top in their company colors. Mr. Davis will
have to take this back to the corporation for approval but he is also concerned about how this
will look. Mr. Gallagher believed that using some white would soften the building and help it
blend in, and noted that the building was highly visible. Mr. Davis suggested some plantings
could be added to soften it. The members did not believe there was enough room and Mr. Zergott
stated that if the colors could not be muted, this wou.ld be the only solution. Mr. Gallagher stated
that the bottom was gray now, and they could leave it gray instead of white. Mr. Davis noted that
BP had a bright green canopy. Mr. Conway clarified that Planniug Commission brought up BP as
an example of a mistake which should not happen again. Mr. Davis asked what they are trying to
blend this in with. Mr. Gallagher advised that they were trying to keep Lorain Road from having
a carnival atmosphere where every building is a sign. He would also suggest that they could light
up the sign as a trade off. Mr. Zergott stated that there was so much blue, it was almost purple.
Mr. Davis stated that it looks purple in the photograph, but it is actually sapphire blue. It was
agreed that they could have the color across the 'top; and on the canopy, but have the bottom of
the building would have to be either gray or white. Mr. Davis agreed to these changes, but if the
corporate officers do not agree, the proposal will have to come back in September. B. Zergott
moved to approve the Clark Oil proposal to change the colors from the white to a blue band on
top and the balance of the building will be gray or white; the canopy can remain as presented; and
the concept of the spandrels and signage is satisfactory, seconded by S. Krieger, and unanunously
approved.
V. NEW BUSINESS:
1. Boston Clucken, 26440 Lorain Road. Proposal to construct building and co-develop with the
adjacent building to the east.
Heard by the Board of Zoning Appeals on July 7, 1994.
Refeired by Planning Commission on Ju1y 12, 1994.
Heard later in the meeting.
2. Unocal 76 Service Station, 28233 Lorain Road.
Proposal to renovate building, construct a small addition, and add landscaping.
Heard by the Board of Zoning Appeals on July 7, 1994.
Referred by Pla.nn.ing Commission on Ju.ne 28, 1994.
Mr. LTlisse, contractor, and Mr. Zeppetella, owner, presented revised plans showing the
landscapiug as suggested by the Planning Commission. They are proposing to add to the west side
of the building and to install a new wood truss roof over the entire building. They will be
matching all existing materials, adding landscaping, cleaning up the entire facility, and adding a
trash enclosure along the rear wall of the building. There will be new plantings on the south east
comer of McKenzie and plantings at the front of the building. He presented a sample of the
matching Belden; brick number 491, and advised that the block on the rear of the building will be
painted off white and an ahuninuin overhead door will be installed in the back. The existing band
3
