will be touched up and expanded around the addition. The roof will be Owens Corning Estate
Gray. It was decided that the wood enclosure in the back will be stained and left natural. No new
lighting will be added in the back, only the carriage lamp shown. He presented a landscape plan
showing a planting bed, raised about 12 to 18 inches from the driveway, and extending across the
back perimeter where they intend to install about 9 white pines. Building Commissioner
Conway is concerned about the ones planted near the drive because they could interfere with
visibility. Mr. Zergott suggested that they replace the white pines in that area with buming bush
since there are others on the property. He further suggested that they create a bed with mulch
under the buming bushes for easier maintenance and grass could be used everywhere else. He
stated that they would need more buming bush, probably about 8 or 9, planted 3 or 4 foot on
center, and even though they will need more of them, the cost would be about equal. Mr. Ulisse
stated that there are existing scotch pines and buming bush in back and on the west side. Mr.
Zergottcautioned him to protect the existing plants during construction. Mr. Conway suggested
that they call Dave Wendell, the forester, when they are starting to build: The members had no
further questions. T. Gallagher moved to accept the Unocal 76 Service Station at 28233 Lorain
Road, the proposal as presented with the conditions as stated that the brick on the addition will
match the existing, there will be one lamp, the existing band will be extended across the building
to match the existing, the roof will be estate gray, the trash enclosure fence will be left natural and
the landscaping will be accepted as presented, except that 30 feet back from the driveway on the
McKenzie Road side, buming bushes will be planted 3 foot or 4 foot centers instead of the white
pines, and all the existing trees will be saved and protected during construction, seconded by S.
Krieger, and uuaniinously approved. 3. Great Northern Dodge, 26100 Lorain Road.
Proposal to construct addition to existing facility which will connect two buildings.
Referred by Planning Commission July 12, 1994.
Heard earlier in the meeting.
M. SIGNS:
1. Fit by Five, 28641 Lorain Road. (Heard at this point).
Proposal to install 2 signs on second story wall and add insert to existing pole sign.
Also must be heard by the Board of Zoning Appeals.
Building Commissioner Conway ercplained that the signs are non-illuminated, made out of 1/2
inch plywood, with a white background and green letters, and variances will be required 68
square feet for signs on a business unit that is not on the ground floor of a building and for two
wall signs. He clarified that there was nothing in the Zoning Code that addresses a second floor
tenant, the sign requirements are based on lineal footage which has been used by the first floor
tenant, and they are only permitted to have one wall sign, not two. Mr. Gallagher believed that
they were trying to balance out the copy because there are 3 sets of windows and the signs are
spaced in between them. It would be against the code to put them on the shake roof mansard. The
former tenant had the sign on the left of the window. Mr. Gallagher wondered if it would be out
of balance if they only installed one sign and he also suggested that, instead of painting the letters,
they could purchase the raised plastic letters wluch are not very expensive. Mr. Zergott did not
4
