Mr. Gallagher suggested that the other sign might be <br />put on the glass door. Mr. Zergott pointed out that they would also have an insert in the pole <br />sign. It was agreed that only one sign should be installed on the building, and it should be placed <br />over the section wluch is over the steps leading upstairs (far west side of the buildiug). If this area <br />is blocked by the building next door, the sign could be moved over to the ne}ct bay. B. Zergott <br />moved to recommend that one sign be installed for Fit by Five, preferably located above the door <br />way where customers enter the building, but if that location confliots with the convenient building, <br />then it could be moved over one section, seconded by S. Krieger, and unanimously approved. <br />V. NEW BUSINESS: (Resumed). <br />1. Boston Chickeu, 26440 Lorain Road. (Heard at this point). <br />Proposal to construct building and co-develop with the adjacent building to the east. <br />Heard by the Board ofZoning Appeals on July 7, 1994: <br />Referred by Plauniug Commission on July 12, 1994. <br />Mr. Laudru, Mr. S. Krekus, represented Boston Chicken, and Mr. Krekus, the architect was also <br />present. They presented the plans to demolish the existing bank building, and build a new <br />bu.ilding in line with the shopping center next door, which will be painted to match the new <br />building. They intend to clean up the front driveways and install as much of a landscape buffer as <br />possible to attempt to meet the codes. The variances have been granted for the setback and they <br />now are looking for approval of the building. S. Krekus explained that the basic prototype <br />building has split face block from the band in the middle down to grade, the upper portion of the <br />building has a 3 color Dryvit band system, a red stripe, with a gray reveal, and two gray stripes on <br />top. They presented a color board and advised that there is a material legend on plans. The vinyl <br />awnings are black and white stripes with red trim, and will not be internally illulniuated, but will <br />be lighted from above with goose neck fixtures. The trash enclosure in the back will be <br />constructed with the same materials with a board on board gates painted to match the structure. <br />Mr. Zergott questioned if there would be enough room for pick up. Since it was not a rolling <br />container, Mr. Gallagher believed that pick up might be diflicult. Mr. Krekus stated that the pick- <br />ups were in the morning before they opened. After some discussion, it was suggested that the <br />developer check into re-orienting enclosure. The window frames would be black anodized <br />ahuninum with a mitered split face block sill. The roof top units will be behind a parapet. The <br />laudscape plan was presented on a board, and Mr. Zergott stated that he could accept it as <br />presented. Mr. Landru stated that some of the grass area is concrete and is in the right of way. It <br />was decided that they would put in as much grass as possible and would check with the.Service <br />and Engineering Departments. There is a photometric plan for the lighting and all fixtures will be <br />shielded. Neither Mr. Gallagher or Mrs. Krieger had any problem with the lighting, but questioned <br />the location of tlie gooseneck lights. Mr. Krekus stated that those lights would be used to light the <br />areas where the customers would walk. He further clarified that one or two lights will be left on <br />for security, but the rest will be turned off when the' staff goes home at about 11:30 or 12:00 <br />midnight. He presented the specifications from Glidden Company regarding the painting of the <br />brick. Mr. Sohn had wanted the brick to have a matte finish and asked that the colors be stated <br />clearly.
