would be two primary materials, an integrally colored and textured masonry brick unit with <br />matching grout, and the second color will be a flashed center scored masonry unit in a earthen <br />browu tone. The accent colors consists of red metal panels that flank the major entrances, the roof <br />on these elements will be a patina green, the store front system has been changed and will be a <br />medium bronze (material board showed it darker); and there would be a 1 foot 4 inch by 1 foot 4 <br />inch glazed masoury medallion in red which are used to break up the blank faces of the masonry <br />walls. They have modified the entrance and the architectural feature on store `B" at the request of <br />the tenant so now there is an arched element over the entrance way and the feature walls will be <br />brought in slightly, and the height will be similar to store "A". Mr. I'apandreas explained that the <br />parapet height was 23 to 26 inches. He clarified that the mechanical units would be hidden behind. <br />the parapet and screened in the back. Mr. Fiala presented a material list stating the colors and -- <br />material numbers. It was clarified for Mr. Yager that they have decided specifically on these <br />colors, but if any of them did change, they would have to come back before the board. Mr. Sohn <br />was concerned that prefinished metal panels might be too bright in the sun, but he was assured <br />that tlus was more of a burgundy, than a bright red. Mr. Yager asked if they could extend the <br />berm down Mill Road since there a loading dock has been relocated to that side. It was clarified . <br />that the loading dock would also be enclosed with an 8 foot high masonry wall. Mr. Yager- <br />believed that the new treatment on store `B" was an improvement. He is concerned that the <br />features that can be seen from the Lorain and Mill Road sides would not have enough depth, and <br />he would like soine of this returned along side. Mr. Papandreas agreed, but stated that there was a <br />lot of three dimensional forms on the build.ing, the towers protrude out somewhat and creates <br />some shade and shadow and they have attempted to make the canopy look like it was tlxee <br />dimensional. `I1iey do not have a return on them because they did not believe that they would be <br />perceived as one dimensional. Mr. Sohn believed that the tenant signs might counteract that. Mr. <br />Fiala noted that there would be a full 12 inch thickness of a block, and they were trying to <br />coinpress the building because so that the parapet does not project more than 2 or three feet. Mr. <br />Papandreas stated that he had the same concerns, but after studying the plans, he did not think it <br />would look like a stage front. Mr. Yager would like them to consider that they are visible from <br />both Mill Road and Lorain Roads. He further suggested that instead of the medium bronze for <br />the window frames, a champagne or lighter beige might be more compatible with the other colors. <br />Mr. Papandreas would like the store front system to match the lighting fixtures. He clarified that <br />the glass would be clear. Mr. Yager wondered if there would be signs on the side walls and <br />questioued if they were going to use the tenants' national signs, or if they had some signage <br />standards. Mr. Papan.dreas responded that they are requesting all signs to have individually <br />illumiuated channel letters which are to be mounted directly to the building face and their signage <br />criteria is compatible with the city ordinances. If a tenant wanted signs on the side walls, they <br />would have to get permission from both their company and the city since a variance would be <br />required. There will be a ground sign on Lorain. Mr. Sohn stated that the entrance of store `B" <br />was outstanding. Nriā¢. Papandreas stated that they are close to signiug with Circuit City and tlus <br />entrance is their siguature so they have attempted to work the building arou.nd this. Mr. Yager <br />believed that tlus was a nice feature. Regarding the metals panels, Mr. Papandreas reiterated that <br />it was a maroon color, it was not a bright red and he thought that it was more toned down than <br />Plaza North. Mr. Solui stated that the color on the rendering is quite differeut than the color on <br />the sample. Regarding the lights, they are planning on high pressure sodium, but Mr. (pallagher <br />suggested that they use metal halide which would not darken the brick. Mr. Papandreas agieed. <br />4
