? <br />r <br />e? <br />He also agreed that the light beige storefront would be better, if they could match the light <br />fixtures to them. There will be down lighting u.nder the canopy about 12 feet above the floor. Mr. <br />Yager would like the building lights coordinated with the parking lot lights so one does not look <br />yellow and the other white. Mr. Papandreas stated that they had not decided on the decorative <br />fixture as yet, but presented a cut of a circular fixture (a low level button type), neither have they <br />chosen an electrical engineer. They have not decided on the type of benches that will be used <br />uuder the canopy. Mr. Gallagher suggested the precast recycled plastic and Mr. Sohn stated that <br />they also use those also, but usually they are gray. Mr. Gallagher believed that they now came in <br />colors. Mr. Yager suggested that regardless of the materials, the colors should be coordinated. <br />Mr. Zergott advised that they were studying how well the honey locust would survive, and <br />suggested that they use a variety of trees instead of just one, possibly each aisle could be different. <br />He further suggested that there be more evergreen material be planted in the canopy area along <br />with the burniug bush and the annuals. Mr. Papandreas presented a revised landscape plan which <br />addressed some of these issues. Mr. Zergott suggested that the entry beds be raised slightly or <br />some pavers be put around them and also pavers could be put on the triangular planting area in <br />the middle of the Lorain Itoad entrance instead of the plant material that is shown. Mr. <br />Papandreas was concemed that-a raised planters mighthinder visibility. Mr. Yager suggested that <br />they install interior gutters on the back of the building instead of the exterior ones that are <br />shown. Mr. Fiala stated that this is rarely done on retail buildings because of concern of bringing <br />water into the bu.ilding. Mr. Gallagher stated that they have had problems with interior gutters on <br />their buildings, Mr. Fiala stated that most of the gutters going to the ground would be behind the <br />berm. Mr. Yager stated that the elevations along Mill and Lorain Roads were nondescript, and <br />suggested that they do something to add interest, such as possibly wrapping the canopy around <br />the corner or perhaps a sidewalk along the side. Mr. Papandreas responded that they would not <br />want pedestrian traffic there, but though that they could take the canopy as a reveal element to <br />create some shade and shadow. Mr. Yager believed that they should work on this because this is <br />close to the residential area. Regarding the light fixtures, the McGraw Edison fixture was a <br />vertical fixture which gave a better light distribution, this is only representative of what they <br />intend to use and it may end up. to be square instead of hemispherical. They would like to wait <br />until they have an electrical engineer to work on this. Mr. Yager believed that the hemisphere type <br />was more intriguing, but he was pleased that the lights were kept low. They intend to use a <br />Spaulding fixtuxe on the building and would like to match the store front color. Mr. Sohn liked <br />the design. Mr. Yager believed that after they had specific tenants, some of these plans might have <br />to change and he would like them to return when the tenants are definite. Mr. Papandreas clarified <br />that they would not come back unless there is a major change to what has been presented. In that <br />case, Mr. Yager would like his suggestion for some kind of a return on the Mill and Lorain Road <br />sides be a requirement order to give a more dynamic feel on, these sides. Mr. Papandreas agreed, <br />but further advised that if they had a foot difference in height, they would consider this as a <br />substantive change. Generally if there is a change and it was in the spirit of what was approved, it <br />would be considered a minor change, but if it were major they would come back before the board. <br />Mr. Davia, Circuit City, stated that they had accepted the plans at this time. It was agreed the <br />members would study the revised plan before the next I'lanning Commission meeting. B. Zergott <br />moved to accept the building as presented with the following considerations. 1) A final landscape <br />plan so that more detail is shown under the canopies, and that pavers be added to the entry way at <br />Lorain. 2) That the lighting on the front of the building and in the parking should be showu as <br />5
