• ` Chairman Gomersall called all interested parties before the board. The oath was adinuustered to Mr. <br />Mansell. The members had no comments on the request. W. Purper moved to grant the request of <br />Ed Mansell, 25118 Deerfield Drive, for an 8 foot variance rear yard variance to construct an <br />addition. Violation of Ord. 90-I25, Section 1135.08(2): The motion was seconded by J. Maloney, <br />and unanunously approved. Variance granted. <br />9. William Jones 24481 Maple Rid e? Road <br />Request for variance (1123.12). Request 3 foot corner lot set back variance abutting side street to <br />construct shed. Also request 77 square foot variance for area of shed Violation of Ord. 90-125, <br />Section 1135.02(d)(5). <br />Chairman Gomersall called all interested parties before the board. The oath was admivistered to Mr. <br />and Mrs. Jones.. Mr. Huber, a neighbor across the street, was sworn in at this time. The location of <br />the shed was explained to her. She had no problem with the location. Mr. Gomersall noted that the <br />shed would be adjacent to a neighbors front yard. Mr. Jones advised that he had discussed this with <br />his neighbor, Mr. Rodman, who had no objection. Building Commissioner Conway eaplained that he <br />did need the 3 foot setback variance, but he also needed a 77 square foot variance for the area of the <br />shed a since he has a small rear yard. W. Purper moved to grant a variance to William Jones, 24481 <br />Maple Ridge Road, for a 3 foot corner lot set back variance, abutting side street, to construct shed <br />and a 77 square foot variance for size of shed. Violation of Ord. 90-125, Section 1135.02(d)(5) and <br />1135.02 (1).The motion was seconded by M. Boyle, and unavimously approved. Variances granted. <br />10. Joseph Hanes 4055 Lvdgate Drive <br />Request for variance (1123.12). Request 35 square foot variance for area of shed exceeding the 2% <br />maaimum of rear yard permitted. Violation of Ord. 90-125, Section 1135.02(d)(1). <br />Chairman Gomersall called all interested parties before the board. The oath was administered to Mr. <br />Hanes. The members had no problem with the request. T. Koberna moved to grant to Joseph Hanes, <br />4055 Lydgate Drive for a 35 square foot variance for area of shed exceeding the 2% maximum of <br />rear yard permitted. Violation of Ord. 90-125, Section 1135.02(d)(1). The motion was seconded by <br />J. Maloney, and unauimously approved. Variance granted. <br />11. Andre LeBlanc, Sr. 30447 Lorain Road <br />Request for variance (1123.12). Request variance to conduct business in 75 foot front set back. <br />Violation of Ord. 90-125, Section 1139.07 (table). Temporary variance granted August 4, 1994. <br />Heard by Planning Commission October 25, 1994. <br />Chairman Gomersall called all interested parties before the board. The oath was aciministered to Mr. <br />LeBlauc, owner of the cappuccino and expresso coffee stand. Other residents stepped forward at this <br />time. The oath was administered to Ms. Kneebusch, a resident of Cinnamon Woods, and Ms. Harley, <br />another resident, both of whom are customers of Mr. LeBlanc and who were present in support of <br />the request. They both agreed that this business did not cause traffic problems. Another neighbor <br />was present but stated that she did not want to comment. Mr. LeBlanc presented a revised site plau <br />showing the existing conditions of the property including the new concrete pad where the trailer <br />from wluch he dispenses the coffee is located. The retail business is his only source of income at tlus <br />time, and he is also tiying to market the drive up units which are popular in the western part of the <br />country. He intends to operate the facility from 6:00 a.m. until 10:00 a.m_ in order to demonstrate <br />the equipment to potential buyers. He advised that, according to the builders who spoke with the <br />Building Conomissioner, this unit will comply with all state codes. This could possibly be a fianchise <br />4
